Very tired property,uncut grass, glasses & cigarette bits still on garden tables. Hotel has the scope to very nice but needs investment. Carpet in bedroom ridged in centre & needs re stretching or replacing
We stayed here and enjoyed a fab meal with the family at the hotel’s Italian restaurant, to celebrate our 50th wedding anniversary. Room was lovely and the staff very friendly and helpful. A truly memorable stay and would highly recommend.

TV reception in room was a little patchy but didn't bother me personally
Before my latest stay, I contacted the hotel to ask if it would be possible to have a salad for breakfast instead of the usual options. Not only did they happily accommodate my request, but they also provided it free of charge, which was a thoughtful and much-appreciated gesture.
One improvement as with all similar hotels without an elevator is to provide a Stair Climber Sack Truck, so it is easier to bring the suitcases up the staircases. They are available at the usual superstores and hardware stores. Customers can use the equipment at their own risk.
We were there in a heat wave so naturally the room was warm however there was a good fan and good air con downstairs in the foyer and restaurant.
The quality of the food was excellent. We had breakfast and an evening meal and thoroughly enjoyed. The staff were very helpful, friendly and created a very relaxed atmosphere
It’s an old property that has been extended over the years, so some areas look a bit outdated. However, this is a very minor gripe: we thoroughly enjoyed our stay

The location is next to beautiful Yately common which was a great place to walk and sit next to the lake/pond. The woods were a much needed relief from the heat. The hotel was fairly quiet with a nice peaceful garden which has great WiFi so I could work outside in the shade. The best thing about this hotel is the Italian restaurant which was superb and clearly very popular as very busy.
I was in a suite on the top floor and it was unbearably hot. The fans were very old, loud and offered no relief. The windows open only a fraction so it was extremely difficult to cool down and I could not stay in the room at all during the day. Air conditioning units are needed or at least decent fans that don't keep you awake all night. The bar often wasn't staffed so gave up trying to get a drink. Also the bed had pubic hair in which was disgusting!
Room was clean with a very comfy bed. Nice decor.
Lunch was really tasty - as it was a hot day, the waiting guy ensured myself, guest and dog were in a shaded area and supplied jugs of iced water.
No fridge in room. No air con which in very hot weather would be very welcome- there is a fan but they don’t really cool the room.
Had quite a hike to our room (26) up and down stairs - it would have been nice if help was offered to take luggage to the room instead of having to make 2/3 trips. Other guests made this comment as well.

It was not clean very dusty furnitures, the rooms were quite hot with really dusty fans made available.

No a/c in room. Stay was during high temperature period. Windows couldn't be opened beyond a gap for safety.Fan found in cupboard following morning. Bedroom in need of refurb. Carpet very rucked up and could cause clients to trip.
