A little bit tired but very comfortable
Hotel was in a tranquil position with ample parking. The restaurant and bar area were nicely decorated and clean.
The bedroom had more than sufficient storage. An ironing board, iron, hair dryer and fan were provided. There was also a safe located in wardrobe.
Kettle, tea, coffee and biscuits were provided.
On arrival we were met with a gaping hole in wall below washhand basin. The washhand basin was unusually high. The plaque below the light switch fell off the wall exposing live electrical wiring! We immediately reported this to the member of staff who had newly checked us in to be told "the place is being renovated " shrugged her shoulders and took no action.
The double glazed window seal had broken down..difficult to see out of window. Light bulb on left side of bed did not work.
The cost of breakfast and choice was unacceptable. No fruit juice, pastries or cereals on the menu.. I would have expected tea or coffee to be provided as part of breakfast not charging an extra £3.95 each! Even after purchasing a full English breakfast...toast was a further additional cost! Needless to say we only ate there once during our two night stay.
Dead flowers in vase on our table. The bed had not been made after our first night ..the quilt had been replaced and new towels left but the bottom sheet and pillows had not been touched!
After paying £219.60 for 2 nights..I did expect a better standard.

Sarah the receptionist was so warm and welcoming, nothing was too much trouble.. Lovely pub with excellent accommodation.. Room was spacious with little extras tea, coffee, biscuits, milk. The bed was extremely comfortable.. shower very powerful.. Breakfast in morning was extra but not a problem.. This was prepared perfectly by Avis who was extremely welcoming too .. Both staff are a credit to the Birley Arms and would we stay again it's a definite yes.. Thank you ladies for making our staff very enjoyable..

All staff were lovely and welcoming , free parking, convenient for the event we were attending, clean and modern bathroom. Comfy bed with crisp clean sheets.
Prices had been inflated due to the event in Lytham. The room was worth less than half what we paid and breakfast wasn’t even included. The stairs up to the rooms smelled of sewerage. The room was dated and lacked any attempts to make it homely. The paint on walls was chipped and the carpet tired and discoloured. Breakfast wasn’t included, cooked breakfast did not come with toast and everything was itemised which made it costly. Eggs and avocado on muffin was unseasoned and tasteless..

Hallway & stairs area was smelly, whole place is a bit tired and in need of a face-lift.
Was there for Lyth festival, original price was £180 with NO BREAKFAST. This amount is what I paid at the Hilton in Manchester for Take That 2 weeks previous, with full brekky and gorgeous hote, spal & room.
I checked the website a week before the festival and the same room was costing £130. So I cancelled the original and rebooked. But still no breakfast, unless we paid extra, which is criminal!!
Also quite noisy, we had tractors under our window with engines running at 2am.
