Cons:

Schlüsselbox war defekt und konnte nicht geöffnet werden. Es war sehr schwierig das Problem zu lösen. Hat dann aber doch geklappt.

Purtroppo le condizioni indicate su Booking non corrispondono a quelle applicate dalla struttura. Tassa di soggiorno regolamento 2025 € 1,5 al giorno a persona tassa richiesta dalla struttura € 6 al giorno a persona. Stessa anomalia per i costi del parcheggio indicati.

Alcune imprecisioni rispetto a quanto indicato su booking
Pros:

La posizione è perfetta per visitare la reggia, con ingresso a pochi passi.
Nella via diversi bar/ristoranti e negozi.
Appartamento pulito, molto scenografico e ricco negli arredi.
Sauna in camera, bagno spazioso, aria condizionata.

Cons:

La colazione, che doveva essere compresa, in realtà non è prevista. C'è una macchinetta per il caffè.
L'appartamento è davvero pieno di soprammobili e oggetti estetici, ma manca di dotazioni utili (ad esempio è disponilibile una sola tazzina).
Sconsigliato a famiglie con bambini, e persone con difficoltà motorie perché per accedere ci sono due rampe di scale senza ascensore.
Inoltre il parcheggio pubblico jndicatoci dal proprietario non costa 10 euro al gg come indicato su booking ma 20.
Costo aggiuntivo da tenere presente oltre a quello per la colazione.

Very disappointing.

Nothing unfortunately.

The accommodation was well located within close walking distance from the train station as well as the Caserta palace, but the negative aspects unfortunately totally negated the good location.

Cons:

I stayed at this accommodation on the second last night of a 5 week long European trip of which 4 weeks were in Italy. This was by far the worst experience I had in comparison to all the other accommodation I stayed at.
First of all, no information regarding check-in was communicated beforehand. I had to phone/message/try to get hold of the owner upon my arrival. They kindly allowed me to store my luggage in the room as I arrived before the allowed check-in time and the room was not yet cleaned.
I then visited the Caserta palace for the whole afternoon, looking forward to a nice shower and clean room upon my return. I was however extremely disappointed upon my return as it was clear that the room was not properly cleaned - for example - the floor was dirty, half-empty bottles were left in the fridge and the bin in the bathroom was not cleaned out; dirty dishes on the table (to name but a few).
I communicated this to the owner via whatsapp, upon which I just received a "sorry", but no proper apology or attempt to address the issues. My second message (mentioning the bin etc) was not even answered and no further communication regarding check-out or anything was received from the owner.
The booking confirmation also mentioned breakfast being included, but only a few packets of dried toast were in the room, which is appreciated, but I do not regard this as breakfast being included and therefore a misrepresentation.

The accommodation is advertised as being "Boutique", but there is nothing Boutique about it and for the money paid extremely disappointing.

Even though the location was good, I believe other well located more affordable places are available.
