Route Inn does everything adequately. Public facilities include a modest public bath for those who fancy it (but the room's ofuro is deep enough for a quick soak), a complimentary coffee machine in the lobby, plenty of covered and open air parking ( at least 70 by my rig estimate), an easy to use laundromat, ice machine and of course the obligatory vending machines that dispenses both alcoholic and non- alcoholic options. Everything you'd expect of a hotel brand that caters to business and local travelers.
Room size is not palatial but sufficient. There's sufficient hanging points for coats and sufficient nooks and crannies to keep luggage out of the way of fragile toes and feet. Hot water is available on almost instantaneous demand, crucial in Niigata which experiences lower temperatures. Crucially, the bed and firm pillow are more than adequately comfortable.
The big surprise was the breakfast that was included in the room rate. Turned out better than expected with both western and Japanese options and dishes were constantly replenished.
There's wasn't a safe. The toilet is fine for an Asian sized customer but a larger fellow might be cracking his elbows when washing or drying himself/ herself. Walls/ ceilings were thin enough to hear muffled sounds of doors slamming and footsteps, road noise was audible but all of it not overly intrusive unless you're a light sleeper.

夕食を、一階のレストランを利用したのですが、熱燗のお酒が美味しくなかった。お湯割りみたいだった。その後、瓶のお酒をオーダーしたら、普通に美味しかった。
