The room was spacious and clean. Staff was very friendly.
Problems with the pool. One was closed for the time we were there and the other turned green.
We've never been told no to a request in an all inclusive facility and were told no to requests 3 times in one day. One of the pools was not operational and the other was dirty and cloudy the whole time. The wait staff was wonderful and always pleasant and helpful and the food was good.
Both of the pools are green and foggy which is very unfortunate because the rest of the property is great. The team is great the rooms are clean. It is a good size resort. The staff go out of their way to make you feel comfortable and enjoy your stay.
But, since we have been here the pool at the left of the resort has been down and the pool to the right is pretty cloudy. :(. I waited a couple of days to see if there is any improvement and asked at the desk they aren’t sure but maybe next week. Sadly we will be gone by then. It’s February, people want a clean pool!
I am thinking they might need to send in recruits!
The pools aside it is a great resort to hangout and relax! There are a mix of families and couples. There is an evening fire on the grounds to make smores and get to talk to the other guests if you want too. There is not a boom boom of the base and was able to fall asleep beside the pool and thats not an easy task!
CC please focus on getting your pools clean so everyone can enjoy your beautiful resort!
An amazing location close to the beach. The property is quaint and peaceful. We stayed in a master suite and it was very spacious and comfortable. Good value for the price we paid. The resort was clean with a low noise level. Great place to kick back and relax but many activities if you want to stay active. Not a party place but great for couples or groups.
Apologies as this review is quite late! My stay was in September 29 - October 4, 2025 and during my birthday. I just want to say, that I had the absolute best, quiet and relaxing time at this resort. It was during a quiet time and not many bookings, but I was not complaining. Food was great, staff was great, beach was great, property grounds were great, rooms were great and so spacious. I luv a great boutique hotel/resort!! Only 50 rooms and that's what makes it very nice and quaint. Kendy, Maria Fernanda (servers), Jean Carlo (bartender), Anita (front desk) and Victoria (room attendant) to name a few of your wonderful staff. Victoria and another staff member decorated my room and I had a smile on my face the whole day. During dinner a late dinner I sat with a few people that I had met and the staff came our table and sang "happy birthday" to me. You have no idea how it made me feel! I managed to do some jet skiing and the free kayaking was an added bonus. I enjoying being on the water!! I can't recommend this place enough. Thank you so much for a wonderful time!
This is by far, one of the best hotel experiences we have had as a family, and I am a person that reads hundreds of reviews before going.
Daniela, Candy and Kevin A in the dinning room were always lovely and wonderful to interact with. Candy is a dream, I adored her - she was joyus and fun to interact with. Daniela was my breakfast coffee bestie. She took care of our family so well - and understood I always needed a second coffee in the morning. Kevin never let us go without water refills and making sure we were taken care of. This is a team that gives and gives!
Giovanni booked ALL of our excursions and they were TOP NOTCH, a true joy indeed.

We had a great stay here. It is a small resort, so there's not a lot of activity going on (e.g. no activity squad, in pool activities, parties, etc), if that's something you're looking for. We were quite fine with this, as it made for a more relaxing experience.
Being a small resort, you get to know the staff and other guests, which made for a great experience. Emmanuel at the pool bar was awesome!! Geovanny at the tour desk was also great and helpful with so many things. Also, there was no issue getting deck chairs any time of the day.
The rooms are nice and clean and well maintained. The resort looks like it's been around for a while, so there is some wear and tear, but overall, the resort is well maintained, with really nice grounds.
The food was good all week, but the buffet was the only real option, so be prepared for that. There was the ability to get things ordered (like sandwiches, burgers, fries). We did not go hungry.
The beach is right at the resort and is nice and sandy. It's darker sand, but wasn't too hot on the feet. It is a public beach that is accessed through a gate, but it is quiet and you don't get bothered by people trying to sell things (there was people by the gate selling tours, but they were not aggressive at all) and the resort has loungers that can be put out on the beach for you.
Overall, a great experience.
This was our first trip to beautiful Costa Rica and I intentionally selected a smaller, more intimate venue. CCBFP exceeded expectations. We were warmly greeted upon arrival and were stunned by the size and layout of our suite. The resort is situated on the Pacific Ocean and at night we could hear the peaceful sound of the waves. The weather was simply incredible and such a welcome change from our Canadian weather. The staff members were incredible. Nothing was too much for them to do to make our stay enjoyable. I feel that mere words of gratitude are woefully inadequate for their dedication to customer service. The kitchen staff were amazing and the food did not disappoint. The buffet changed theme every single night and the selection was astounding. The head chef was so passionate about his role and the food reflected his skill and commitment to guest satisfaction. We enjoyed both the pools and the beach and were entertained by the Howler monkeys who were always close by. You would not be disappointed if you travel to Costa Rica. I would return in a heartbeat!
If you are looking for a peaceful vacation this is it! This resort caters to young families and older people who do not want the hustle bustle of the big resorts or noisy night life. As well everything here is within a two minute walk from your room.
The staff here are the best I have ever experienced. They are always very friendly, helpful and ready to serve.
If you want great food this place is it ! I have not experienced better food anywhere.
I cannot recommend C.C. Papagayo enough
Great resort—if you’re traveling with (or don’t mind) lots of families, kids, dogs, and a somewhat run-down property that feels overpriced.
On the positive side, the staff was the highlight. About 90% of them were very friendly and willing to help, especially Kandy, Kevin, and Immanuel.
They also honor their open-bar policy—they keep pouring as long as you ask.
When I booked this trip for my wife and me, I also had the option to choose an adults-only resort. I didn’t think it would matter much, but I was wrong. This place clearly caters to families looking for a getaway where they don’t have to worry about spending a lot on food.
Depending on the day, at least half the guests were children between about 3 and 15. There are no adults-only pools or areas. Kids can go anywhere they like—and they do. If you don’t mind being cut off in restaurants, bathrooms, etc., then this place might work for you.
We got an even bigger surprise on Monday when a family arrived with children, parents, grandparents—and a dog. And it was not a quiet dog. Anytime the owner or his wife moved away, the dog would bark around the pool. Very relaxing. We eventually got them to quiet the dog, but the next day the owner “solved” it by not putting the dog on a leash around the pool. Less barking, sure—but then you had to watch your step walking around the pool. Why a resort would allow dogs, or allow them in public areas, is beyond me. I also don’t remember their site saying they were pet-friendly.
As for the property, don’t believe the pretty marketing photos. The place is run down and not worth what we paid.
Examples:
- The bathroom sink drain wouldn’t open. We called maintenance and they came right up. After examining it, the maintenance worker said they didn’t have the parts to fix it—but showed us how to access the area under the sink and manually release the drain from below.
- The room had an overhead light connected to the ceiling fan, but the switch didn’t work. That meant you couldn’t shut off the light and leave the fan on. Again, we were told they didn’t have the part to fix it. I suggested removing the bulb so we could at least sleep with the fan on. He agreed, got a ladder, and removed the bulb.
- The toilet ran constantly the entire time we were there. When we told maintenance, we were again told they didn’t have the parts to fix it.
The issue is that these problems clearly weren’t new, and it felt like the owners had simply chosen not to repair them.
The Mini Bar Policy:
This one was strange. On the second day, I noticed the in-room “mini bar” hadn’t been restocked. I asked the front desk and was told they only restock every other day—not on the same schedule for everyone, but every other day per guest. When I asked why, the answer was, “I don’t know—just the owner’s policy.”
To be clear, the mini bar consisted of: 2 cans of Coke, 2 small bottles of water, 2 small bottles of fruit juice, and 2 cans of Imperial beer. Not only does that policy make no sense, but they also don’t disclose it during the reservation process.
The hidden menus:
Don’t bother asking for a list of what’s included with the resort—they don’t have one. They provided a property map showing all the buildings and what each one was for, but it was only in Spanish. When we asked for an English version, they said it was on “back order.”
We were also frustrated by the lack of variety at the lunch buffet—it was the same every day. While reading reviews during our stay, I saw someone mention their wood-fired pizza. What wood-fired pizza?
It turns out they have an entire menu you can order from daily, from 11:00 a.m. to 10:00 p.m. When we asked why they don’t publish the menu or tell guests it exists, we were told, “We don’t know.” Thankfully, we discovered it on the second day and not right before leaving.
I was able to get my hands on an order pad a server left behind and took photos of the options. The pad isn’t formatted like a typical menu, so I translated it and created a proper menu to upload for other guests who may not realize it’s available.
Bottom line: I can’t recommend CC Beach Front Papagayo All Inclusive unless you’re specifically looking for a cheap, family-focused vacation and don’t mind a worn-down property. It’s 3-star at best, needs a lot of basic TLC, and wasn’t worth anywhere near the premium we paid.
While it may not be a "Five Star Hotel," there were certainly many attributes at a "Five Star" level. The food was exceptional with a wonderful variety every day. The chef has trained in France, and you can taste it in the perfectly seasoned food. Waking up to a beautiful parakeet family every morning was special, as were the howler monkeys that stopped by for a visit. The beach was peaceful and secluded. The overall staff were professional and addressed any issues that came up during our stay. I don't recall his name, but the gentleman who brought down the free-to-use kayak and paddleboard really stood out. He provided exceptional service with a huge smile. Also, while he was not taking care of the kayaks, I saw him all over the resort supporting the rest of the staff. While the rooms were a bit outdated, the staff make this place very special. We look forward to our next visit.
Me and my wife had a wonderful time at CC Beachfront Papagayo! Everything was as expected, and even better. Very quiet, serene environment, great beach with tranquil waters. Might need bug spray for the beach, though. Also, beware of acacia thorns - some broken off tree branches might be hiding in the sand.
Rooms were OK, no issues. Clean and comfortable. Food - amazing! Kudos to the chef! It's not your typical network resort buffet with lots of choice but nothing good to pick, but a carefully selected menu where every item hits the spot.
Pools - clean, comfortable water temperature, although we couldn't figure out which one was saltwater, and which - chlorinated, they both felt the same ;-)
Bartenders - knowledgeable, attentive and drink variety is pretty good.
Service - deserves standing ovation. All staff is dedicated, always ready to help, positive, welcoming and courteous.
Overall, good bang for your buck.
To summarize our experience: when going on vacation, we never stay twice at the same place. But in case of Casa Conde - we might just break this rule. We do hope to return one day. Thank you!
We had a wonderful 12 night stay. The food was very good with a wonderful variety every day. The beach was a very short walk. The people we met really made the stay special. Kendy at the restaurant had a wonderful smile and she helped me with my Spanish. Victoria from housekeeping was so very plesant. The rest of the staff we met were always smiling and polite. As always its the people that can make a place special. We will return sometime in the future.
This was our first time to Costa Rica and our first all-inclusive. We had a really wonderful time, from beginning to end. Pick-up at the airport was flawless, and the resort is just a 20 minute ride. The resort is boutique, with only about 50 rooms, which makes it feel exclusive. It's separated from the bay by a little forest with a path - the first day we walked along it and immediately saw a troupe of capuchin monkeys! There are large iguanas everywhere. The beach is glorious, the swimming lovely (sandy bottom). Trees offer shade. So many birds! - herons, pelicans, frigates, eagles. We had a great time kayaking in the bay. The resort has two swimming pools with wet-bars and waterfalls and they were never crowded. There is ping-pong, billiards, a gym, and a trampoline and net-climbing arrangement for children in a large tree. At night, down the slope from the restaurant is a firepit, a lovely place to sit with a glass of wine after dinner. There are two sorts of rooms - the newer ones are in two low-rise buildings near one of the pools, and the older ones are in five bungalow rows of 4 units each near the other pool. We stayed in the latter: it was large and comfortable, and we were perfectly happy, though the bathroom could do with a bit of a refresh (however, lots of hot water and good water pressure). Daily housekeeping if you want it. A little porch outside. We would definitely stay in one of the bungalows again. We didn't know what to expect regarding meals and I must say we were very impressed. Fresh, abundant, lots of variety, and imaginative: wonderful breakfasts with lots of fresh fruit, eggs, bacon/sausages, breads etc., yoghurt, cereals and, at lunch and dinner, at least five or six mains to choose from, all delicious. The kitchen is especially good at sauces. The spaghetti bolognese was one of the best I've ever had and they even had sushi one evening. The dining-room service is outstanding. The entire resort staff is friendly and helpful. (We didn't go on an excursion but the Amstar rep in the lobby was very informative and we'll definitely go on one of the day trips next time.) The resort is suitable for all ages: there were couples, single guests, friend groups and a few families with very well-behaved children. We'll be going back next year, with our grown children!
This hotel is a scam; nothing close to a 4.5 stars: a 3 stars at the most. The service is minimal: at the restaurant it’s a self yourself at the buffet and at breakfast you have to get up and help yourself to one cup of coffee at the time; no body comes around with the pot for a refill. Same for wine; personnal service is almost none existant. The personnel is very sparse. At the pool bars, you have to go to the bar to get a drink; no waiters! No shaded areas; every chair is in the sun and sunbrellas are inexistant. If you are looking for compfort and service, look next door to the Mangrove: another world! I wonder who gives the stars to hotels and if they were ever there?!?!?
P.S. the room was almost correct but the bathtub was a 100 years old.
No room service: there is no phone in the room.
The food was very good, although not much variety. The amenities were very nice (kayaking, paddle boarding, pool table, ping pong, decent gym, kid's climbing area, swings, foosball). The staff were wonderful. There wasn't a single unpleasant individual in the whole resort. We tipped, a lot, but it didn't seem to matter to the staff. I'm sure they appreciate it but the people that didn't tip didn't receive any downgrade of service. We always had beach and pool chairs. The whole resort is spotlessly clean. However, we wouldn't come back. The music by the pool was soft enough not to be a bother but the speaker had the bass turned way, way up. You could hear thumping bass EVERYWHERE. You couldn't hear the music, just the thump, thump, thump of the bass of the music. When I say everywhere, I mean everywhere. In the room, on the beach, at the pool, in the gym, etc. There was no quiet place in the resort to get away from the thumping. I couldn't wait for the music to shut off at 5 p.m. each day so I could hear the birds, and the wind. If there wasn't a thumping bass, I probably would come back but after 5 days, I had had enough. That was the only thing wrong with the stay but it was a big one. Our adult kids didn't notice it but my husband and I did. If you are not noise sensitive, this would be a great place to stay. If you are noise sensitive, find somewhere else.
Unless you get a fabulous deal, and dont mind eating average (at best) food, save your money and go elsewhere.
We booked 8 nights in a master suite and tried to make the best of it but left after 5 days forfeiting almost $3000 CDN.
We knew it was 3 stars with limited amenities, and based on other reviews went as it was promised to be a quiet resort with good food which was all we were looking for.
We tried to make the best of it, but for the most part the food was not good, and the facilities need some money invested. Our building had a serious bat issue and we had bat poop all over our balcony daily that was never cleaned even after requesting.
On a positive, the pools were refreshing and the buffet staff was pleasant. Thats where the positives end.

No hot tub, not enough things to do during the night , food choices can improve

Lot of things to do, the gym, great pool areas, go around with the bicycle among other things
