Excelente.
Pros:

Muy bonito el departamento, cómodo y acogedor, Raffaello fue muy amable y atento. Y los detalles siempre hablan de un plus en el servicio, como dulcecitos, galletas y buen café, además de productos de baño de buena calidad.

Cons:

Todo fue genial.

Very good
Pros:

The place is clean and nice. It's not far from Tiburtina train station so you can get there on foot. There is a small fridge with free bottles of water in your room. You can as well use coffee machine for free. There is AC, but I didn't turn it on, so I can't tell whether it works or not. You are allowed to smoke on the balcony.

Cons:

The owner lives in the flat and you are not allowed to use the kitchen facilities (except the coffee machine). I got this information only a few hours before my arrival. So it was a bit of disappointment for me. The Via Tiburtina is a pretty busy road and there is a bar just below your balcony, so you might consider usinf earplugs. However, I don't need them at all. I had only one bad experience, which was caused by another guest who came back drunk with his group at 2 a.m.
