Decent location, but be aware of the payment tactics.
Pros:

Pretty nice location on a quiet cul-de-sac in a leafy part of Chennai, not far from Ashok Pillar.

Cons:

Even though Booking clearly stated that payment was to be made at the property and no prepayment was required, the hotel started bombarding me with emails asking for at least half the payment from the moment I made the reservation. They kept threatening to cancel the booking if I didn’t pay in advance, so I eventually ended up paying half of the amount online.

When I arrived, I tried to pay the remaining balance by card, but they claimed they didn’t accept international cards, which seemed very strange. As a result, I had to use all the cash I had on me to settle the amount.

The final straw came when I was checking out at 4am to catch my flight. I was already about to get into my Uber when a staff member came out saying I still had an outstanding balance. I had to argue with him for several minutes and even show the receipt from my earlier payment to prove it had already been settled.

Overall, the whole experience felt very shambolic and unprofessional, and frankly a bit dodgy. I would strongly advise staying away from this hotel — you can find much better options for that price in Chennai.

Pros:

Breakfast was simple and delicious, South Indian Dishes. Location is calm and peaceful. Good spacious living rooms and ventilated with peaceful atmosphere.

Not a good choice made to stay.
Cons:

Breakfast was cold, cutlery not available. No t much variety offered.
No proper water supply in bathrooms. No pressure at all. Not able to use shower and no stool to sit on.

Pros:

one of the worst property ever seen and name was different in this property, when we enter this property its showing PR builders it showing of entrance but it update in online tree boo property, how worst this and the room very small and smell so bad, one more thing so much of mosquito in this rooms, we are not happy to stay in this property and breakfast sooooooo bad, they provide bad smelled and old food (chapatti & Upuma ) that's it provide for breakfast nothing else, WE are not sick people to stay in this property, This is not premium property, it is 500RS lodge better than this and stuff was soo rude not respectful, we do not recommended and one of this property, waste of money 2870 RS PER night, not worthful,

I will not use booking.com henceforth for hotel booking because of poor option you provide.

Cons:

No inhouse restaurant. No provision of kettle in the room. Only one staff in attendance for calls. Poor breakfast spread. For all these, the property is over-priced. It is not worth more than Rs.1,000 per night incl taxes and breakfast.

It was convenient for my purpose of stay and would recommend for my friends and family.
Pros:

We liked the dining staff Roman very much. He is very courteous and make sure all our needs are satisfied. Always with a smile.
Front desk Michael is also a good host.

Cons:

No board in the front displaying Treebo Vapr Ashoknagar so very difficult to find the location for any one including taxis..
No facilities to pay the room charges by credit or debit cards. Always the machine is broken.
No concession for continuous stay.
Staff is not aware of hotel policies when we book through booking . Com
In booking . Com the confirmation says no pay needed untill check in time but the hotel reservation is cancelled if you don’t pay before 24 hours of check in. It was a pain to face the cancellation when you traveling or checking in after landing in midnight by an international flight. These policies have to be addressed correctly
Breakfast time has to be 7:30 to 10 am in the morning because by the time they bring the breakfast it is half an hour late. If they say 8 they bring only at 8:30
No direct phone number to call the hotel and there is one and it always goes to answering machine.
