clean and comfortable room for good rate
Pros:

large queen sized beds, small refrigerator, small microwave, nice clean bathroom with detachable shower head, friendly polite office manager, plenty of parking, plenty of restaurants and shops nearby, about 20 minutes drive from Niagara Falls State Park, no breakfast but plenty of nearby businesses for food and drink, good rates for rooms, plenty of towels and toiletries, my family (me, my wife, and 3 young sons (6, 9, and 11) enjoyed our 2 nights!

Excellent and quiet. Above average clean. Super efficient and couldn't have asked for better. Will recommend 1000 percent

Cons:

Beds were not great, but they were clean, new and very well maintained with lovely sheets and a fuzzy blanket

The place looks exactly like the pictures. It's clean and neat. The staff is nice, and it's definitely worth the value!
I love that they have a mini kitchen and three real beds, which is great for big families.

We booked a suite with 3 king beds and a futon , 4 adults and 3 kids, most important part is great memories were made!!
