Perfect location but old and dark room.
Pros:

Perfect location for Kyoto trip.

Cons:

Old and very dark room. Breakfast is so so. Impossible to wash clothes: only 3 machines available and everyone wash clothes in the evening, many customers do not collect their clothes when machines finish, and just leave them inside in the machines. I had to stay up until 23:30 to wash our clothes one evening.

Not quite what I expected for the price.
Pros:

The location was quite convenient. We were able to walk to the Gion district from the hotel. We took a taxi from the central train station (10 mins) and never actually used the subway so can't comment on location. The hotel was quiet and the bed mattresses comfortable. I didn't use the public baths so can't comment on that. The bedroom was a decent size for 3 people, but again the bathroom was very small.

Cons:

The breakfast was average. There was a selection of both Western and Eastern dishes, but the food was not well prepared: overcooked salmon every morning was disappointing, oily tempura, and cold vegetables that should have been kept warm. No view - I'd asked for a quiet upper-floor room, so we were looking at the other hotel rooms opposite the small central courtyard. Staff are totally 'hands-off': no direct line in the bedroom to the front desk, you clear away your breakfast dishes, no coffee or tea in the bedroom (you have to pick it all up in the main lobby). I understand and appreciate no water bottles or lots of plastic waste in the bedrooms, but a water dispenser on each floor would be better than only 1 dispenser for everyone in the main lobby. It felt more like a glorified pack-packers for the price per night.

Breakfast was sub par. Not good coffee, runny scrambled eggs, raw cold bacon. Staff was moderately helpful with dinner reservations. They weren’t that busy but weren’t happy to help. They have a QR system for luggage transfer and you need the destination hotel phone number in order to get the QR code.This is not easy information to find. Unlike other hotels where the staff did it all for us.

Great stay in the heart of Kyoto
Pros:

Super central location close to everything we needed.
Staff were super accommodating and helpful during the stay.
Beds were comfy and we had extra pillows, compared to the other 2 stays we had.
A plus was the towels which were getting refreshed every day, unlike other stays were we had to ask.

Cons:

The room are a bit dated and can look cramped (compared to other stays).
Other than that nothing huge.
