Luxury villa , made to feel at home.
Pros:

The hosts here went out of their way to do everything for us. We had many cocktails and lunches here and everything was fantastic…. The best pina colada in town !!! The location is up some stairs but the reward is the STUNNING view and pool. The location is perfect away from the busy parts but has some nice restaurants at the bottom of the street, literally so close to the beach too!

Cons:

Basic tea and coffee in the room would be great and the pool chlorine did slightly stain or swimwear but nothing a wash won’t get out , it didn’t phase us we loved our stay.

Pros:

Attractive, comfortable and well located. Clean refreshing pool with views of the beach. Up the hill so there’s a nice breeze. Host is a great cook so you never have to leave the property if you don’t want to.

Pros:

The pool was pretty although very small

Cons:

The rooms were completely misrepresented in the photos! We had the quadruple suite which looked like it had a wraparound deck which it certainly doesn’t. The room itself has two very small floors which are extremely dated. The staff was dismissive and unhelpful. We left after one night even though we had paid for a week. And all this is not even bringing into the account the insanely steep hike up the hill.

Pros:

This place is divine. It probably has the best views in San Agustinillo, it's in an excellent location, super close to the safe swimming bay, with professional management and hosts, and excellent food and coffee.

Cannot recommend enough.

i was surprised to be charged for a single plate of fruit and yoghurt at breakfast, anything other than the standard egg dish was extra which seemed a bit mean .
Beware no hairdryers in the rooms !

Lovely property , secluded and above the bustle of the town below. Relaxing and peaceful.
Pros:

The location is outstanding for views of the coast. Access is difficult by foot, it lies up a very steep hill followed by about 50 steps up to reception. The building , the pool the details of the the room and decor are superb and rather private. Its a good place for couples who value privacy. There is not a lot of interaction among guests. The breakfast was adequate, but the rules were too strict. The staff was very helpful and kind.

Cons:

the rules were too strict regarding the menu for breakfast. Anything but eggs is charged extra. No alcohol is to be consumed on the premises, ( unless bought there). They dont offer towels for the beach. ( But did have an umbrella for us , although it was broken)

Pros:

We stayed a week at this stunning hotel. We were warmly welcomed by Liz and Marcos who were wonderful hosts for the week. We loved the sea and town views from every spot in the place including the windows and patios right outside our room. AC was crisp and refreshing after a day in the sun as was the pool with a view! The place was immaculate. Breakfast and coffee were delicious and a great start to the day without having to venture into town. Although it only took 3 minutes to get to the center of town it’s a steep hill/set of stairs (worth it for the view!). It was also really easy to walk over the hill to Mazunte for a meal or visit to Punta Cometa (30-45 minute walk). Liz and Marcos were accommodating for a late check out since our flight wasn’t until the evening. We also had delicious cocktails and beers by the pool in the afternoons or watching the sunset. Would highly recommend and would stay here again. Ideal if you’re looking for a peaceful quiet spot above the buzz of the town and beach, with authentic and homey elements as well as convenient comforts. Thank you Liz and Marcos for hosting us this week!

Cons:

It was perfect for us. I would not recommend staying here if you have young children, difficulty with stairs, or want to be right on the beach.

The view is nice and the facilities charming

Cons:

The manager is unhelpful and does not care about making your stay pleasant. We were the only customers (and the first since a week) but they still did not allow us to stay even a minute longer in the pool after check out. The staff / manager will not do anything to make your stay nicer.

Pros:

This place was perfect. The hotel was stunningly beautiful and the rooms were spacious. The staff was incredibly kind, accommodating, and hard working— especially Liz and Marcos. We hope we can come back again!

Cons:

As many other reviews mention, the stairs to get to the hotel are intense! It is worth it, however, for the serenity and breathtaking views once you get to the top.

Pros:

The staff was incredibly friendly and welcoming, and the food was absolutely amazing. The hotel itself is charming and beautifully designed.

Cons:

The only downside is that accessing the hotel requires climbing a very steep street with stairs, which is not ideal if you are traveling with an older person. Aside from that, everything was perfect.

Pros:

Beautiful view and location in San Agstunillo. Walking distance to Mazunte. Stunning views from our room. Lovely swimming beach close by. Solid breakfast. Nice large room that was clean and spacious. Nice shower. Great pool. Incredibly quiet and tranquil location listening to the ocean waves crash. Lovely sunset.

Cons:

Staff spoke no English. We asked to check in and even though the room was empty we needed to wait to exactly check in time. Communication was incredibly difficult. No coffee making facilities in room. Weird rule that you could not consume food or drink not bought at the hotel, this made our 5 day trip very uncomfortable. Very steep walk up to hotel, would be challenging for unfit or older guests. Bed was very soft, in need of replacement. Value for money was not good but not hotels fault as not many options in this price range.

Hundreds of bugs in the room! Gross
Pros:

The staff on site was very kind, helpful and sweet. Very hardworking people. However the owners are not very accomadating, unfair and care more about their money that their customers.

Cons:

The bed and the room was infested with hundreds of live and dead bugs. They were in the sheets and on pillows, it was disgusting. You couldnt walk on the floor without stepping on them. We were awake all night and could not find anyone to help. We were stuck sleeping in that bed that night. No offer to reimburse us for that night was made nor an offer to stay an extra night (in a different bed) as we thought this may be more feasible for the owners, but they didn't care and told us they would not consider it....so we paid $300 cad to sleep in a room with hundreds.of bugs. My mom barely slept that night because of it. We were told by the owner that this is usuall and natural. So I guess- expect it if you plan to stay. The room was cleaned and again the next night there were bugs again on the bed and floor everywhere. (Not as many on the bed this time, only a handful)......so I guess its normal. Then she was downgraded into a room that didn't even lock, away from me. Enjoy your stay in this "natural" environment. Responses from the owners were without remorse and very disappointing to say the least.

Pros:

Awesome rooms, spectacular views, wonderful staff, great pool, decent breakfast. Really great place to stay (assuming you don't have any mobility issues)!

Cons:

There could have been some more pool chairs, and perhaps some different shade options (umbrellas, etc) around the pool. The current set up has an awkward slotted wooden structure.
