房间很大，很舒服，这个房间的大小在酒店是不可想象的。整体卫生情况满意。1楼有免费的洗衣机，旅游在外很好用。去地铁站和公交站的距离都还可以。主路上就有便利店。距离京都站很近。周围比较安静。
我看到一个水杯中有一些污渍没有清理干净。但并不影响我，因为我可以用另一个。
Overall, our stay at the hotel was satisfactory.
Positives:
- The size of the room is large by Japanese standards;
- The hotel looks modern and fresh;
- Nice location, close to Kyoto Station and within walking distance of the city center;
- Comfortable common area, where you can cook or heat your food, use the washing machine, or work remotely if needed.
What disappointed us the most:
- The room design is strange - we didn't have a socket near the kettle (were forced to move the table) and no socket in the bathroom;
- No storage space in the bathroom;
- The shower curtain was too small, thus some water always splashed on the mirror while taking a shower;
- No clothes dryer system in the bathroom, although it was listed in the amenities;
- They provided only one-size slippers that can fit only small feet (check the photo).
These cons are minor, but they were irritating all the time during our stay. Hopefully, the management will look into this and make this place fully unfold its potential.

Clean and new room and new kitchen area. the hotel looks new in overall, comfortable to stay. Big room with wide work desk and good size of bathtub.
I stayed here for seven nights and did not expect the lack of basic housekeeping services, especially given that the room rate was not cheap. There was no regular housekeeping or towel changes, and I was asked to dispose of my own rubbish, wash my towels using the provided washing machine, and even vacuum the room myself during the stay.
While this arrangement may be acceptable for a short stay, it became frustrating over a longer period. The property promotes a “live like a local” concept; however, this was not clearly communicated prior to booking. It is unusual for accommodation of this type to offer no housekeeping service, when most hotels still provide it as standard. Housekeeping is only available at an additional cost.
The check-in and check-out process was inconvenient, as it relies entirely on a tablet and QR-code system. There is no physical room key or card, only a PIN code, so guests must manually ensure everything, including the lights, is turned off before leaving the room. There is also no luggage weighing scale available in the lobby, which would have been helpful for longer stays or travellers preparing for departure.
Soundproofing is weak, and noise from neighbouring rooms could still be heard late at night. There was also a fire alarm incident around midnight. Unfortunately, no staff were available to attend to the situation immediately, and I was asked to provide video evidence of the alarm malfunction at the time, which felt unreasonable under the circumstances.
Overall, the stay only provided very basic, clean facilities, with little to no interaction or service during the stay. Although customer service is available 24/7 via their platform, interactions felt rigid and heavily focused on strict policies rather than guest experience. This was an unlucky and frustrating stay. The property may suit short stays, but it is not ideal for longer visits due to the lack of service, comfort, and on-site support.
