Very bad experience - book elsewhere.
Pros:

There was no curtain or blind on the window.
The bedroom door didn't lock.
The hospitality tray didn't have any glasses or cups to drink out of
The bathroom needed redecorating.

Top 2 nights stay here, the rooms was spot on and the staff were perfect to deal with.

Cons:

The hallway leading to the room stinks of smoke! Staff in the restaurant smoke under the stairs leading to the rooms and the smoke really travels, the smell was really off putting.

Room was fine, clean and spacious but the walls are very thin, not ideal if you are a light sleeper.

There was no milk for tea and coffee.

Location good but exit y car on to a very busy main road was very dangerous. They need to cut back a hedge that totally obscures traffic from the right as does their sign on the pavement.

Cons:

No breakfast available. No staff on duty at all times, including for long periods of the day. No one on durt at night and no contact numbers if there was a problem. No information in room including internet details. I only got this after the first day via kitchen staff..

Pros:

The location is very good... the view from my room was exceptional! Sadly, I didn't have an opportunity to try he restaurant, but I intend to stay again.

Cons:

The only bugbear was a faulty shower... it says stuck on high, but I was in and out quickly, so I was finished before it got too hot

Sorry we booked this room.
Pros:

Parking space available.

Cons:

We considered the accommodation unacceptable and booked into another establishment. The carpet was dirty and stained. The furniture was a small double bed, bedside cabinet and a single bed. There was a tv and kettle (no sink). The private shower room was small and down the corridor, but no keys to lock it and so not that private! Access to the accommodation is via an external metal fire escape stairs. Staff were friendly but not expecting our arrival; they phoned their manager to confirm.

Great accommodation for the purposes of our trip - visiting friends in Sudbury and attending an event at another locatio
Pros:

Friendly, welcoming - let us drop our car off in the morning and check-in in the evening.

Franco’s is a lovely restaurant. We were able to order just pasta dishes and a drink when we checked-in at 8.00 pm.

No breakfast available.

A lovely break and good place to explore Suffolk .
Pros:

Good location and pretty outlook by the water.
Free parking and friend!y staff.😊
Francos restaurant on site was excellent with a good menu and wine list.

Cons:

The rooms facilities such as tea/coffee was not replenished daily however the staff were very attentive when asked for 'refills.

Clean and tidy, but rooms require attention to bring them up to scratch. Poor quality doors, locks and windows.
Pros:

Good location right by the river. Lively restaurant downstairs. All furniture looks new. Good towels.

Cons:

The doors didn’t fit the frames adequately. My key broke off in the lock and I had to switch room. No lock on separate bathroom for room 3. No hooks anywhere for towels or clothes. No bedside lamp.
