I loved how the owner was very accessible and responsive when we arrived A very modern clean apartment. In house heating adjustment The spa bath was absolutely great fun. Having tea coffee milk biscuits bottled water was an added lovely treat. Having a photograph of the door on the website was handy in locating the building as the one way traffic and using satnav can confuse things very easily. This is so close to everything the area has grocery stores over the road a very tasty pie shop next door, amazing restaurants in every direction. There is payed parking not too far up the road. Bus routes as you step out the door. You really are that close to virtually all the attractions Edinburgh has to offer.
The rooms are not open plan and the kitchen is the only social space. It can be somewhat uncomfortable on your body not having a couch to
Recline in. The TV works with using your own personal information where you can see the benefits but you may not want to use your personal information/data incase there is a breach. If you don’t use your data the TV cannot be used not even for terrestrial tv or radio. The entrance door can have a variety of characters trying to come in at the same time as yourself though the bus stop allows you to wait out the person who shouldn’t be trying to get in. There is ear plugs left for you to use which you will need if you stay over a Saturday night or just join in and go to the heavy metal bar and have some fun. The apartment is not suitable at all for someone who is disabled there are stairs. A stair lift may resolve this issue and get you more customers? I did ask for the large double bed to be two single beds which I only found out when we arrived, that this could not be arranged. Which then caused me to have to pay extra for another room where if I had been contacted straight away to discuss this matter I would have found alternative arrangements in good time. I was not happy about how this was handled.
I traveled for business and the apartment was very convenient for a short stay (2 nights). The room was designed in a smart way, maximizing the availability of utilities in a small room, including private bathroom. Access to shared kitchen, with free water/cofee/tea. Bus stops in front of apartment and short distance to railway station to continue your journey. Excellent location to have an evening walk (Royal Mile only 100 m distance). Great place for short stay, with easy check-in (hand-over of keys by owner after agreed time slot) and check-out (simply leaving keys in the room).

Posizione centrale, ottima x muoversi a piedi nel centro città. Stanza nuova e pulita. Possibilità di usare la stanza comune (cucina) compresi prodotti messi a disposizione (caffè, the, acqua, biscotti...).
Non c'è nessuna insegna col nome della struttura, che pertanto non è visibile dalla strada. L'ingresso è impresentabile, con portone esterno sempre aperto e stretto corridoio che dà su una scala fatiscente e piena di sporcizia. La struttura si trova nel seminterrato, con accesso attraverso una stretta scala.a.chiocciola. sembra di essere in un bunker: la gentile proprietaria ricorda piu volte di chiudere bene tutto a chiave per la propria sicurezza. E, in effetti, uscendo al mattino ho trovato evidenti tracce nell'androne sotto la scala del fatto che alla notte, lo spazio appena fuori dal bunker sia abitato da barboni e drogati. La seconda notte, complice anche il forte rumore proveniente da fuori (un pub frequentato fino a tarda notte si trova proprio vicino alle finestre, che peraltro sembrano fatte di carta velina), non è stato possibile chiudere occhio.
Non c'è servizio reception. I termosifoni sono regolati da un termostato collocato nella stanza comune e manovrabili da chiunque degli ospiti a proprio piacimento.
The room was very spacious and clean. The owners invested a lot of time and money into making the room an outstanding place to stay.
It was a bit noisy at night, but I can't fault the owners for this. We wanted to stay close to the Royal Mile, and we knew going into this trip that it was going to be loud at night. They did provide ear plugs, which was a nice touch.
Very clean, great location and supportive staff and lots of little extra’s in the room.
Stairs were difficult for an older person to negotiate. The bathroom had a most unpleasant smell. Key codes and card systems weren’t simple at first.
The room was clean and nice looking, the bed was comfortable.
The windows need to be fixed to provide noise insulation. The street is extremely noisy, and this issue seems to be known since earplugs are provided. This makes sleeping very difficult and given the price of the room this is unacceptable.
The host was exceptionally helpful and the interiors were immaculate. It was nice to have a kitchen area for cooking our own meals
The location. As has been mentioned in other reviews the flat is adjacent to pubs with nightlife extending into early morning hours (5am). The host provided ear plugs thankfully. Without ear plugs you will not be able to sleep. I really want this place to succeed, so here are two things the host could do to improve stays for guests: 1) provide explicit instructions on checking in and 2) consider investing in triple glazed windows or some sort of sound proofing for the windows
People smoking drugs in the building and not being very welcoming, it made my girlfriend feel very unsafe and left a horrible smell .
Very noisy at night due to the pub which was on the street below the bedroom. Triple glazing would be needed. Couldn’t get a good night’s sleep because I kept getting woken up.
Immaculate and very modern
The building itself which had residential people living there. No security lock on main front door to stairwell ( although there is great security on two further inner doors belonging to Thistle). However when we returned around 10pm there were two people sitting on the stairs eating, on the way down to our apartment. My partner placed a heavy chair in front of our bedroom door overnight.
This was the worst place I have ever stayed in. It was never stated anywhere that this was a shared apartment – that only became clear once we arrived. Yes, you get a private shower, but that doesn’t make up for the rest of the experience.
The room was absolutely freezing and there was a strong sewage smell that was unbearable. We were told the heating would come on in 10 minutes, but after being out for around 4 hours at the Christmas markets, the radiator was still completely cold. It’s December, the windows are old and poorly insulated, and the room was like an icebox.
We tried calling the contact numbers multiple times with no answer and left voicemails. Someone eventually called back saying the owner would arrive at 8pm to fix it. When we returned later that night, the radiator was finally on — but it switched off again during the night, and by morning it was freezing once more. I texted them again and never received a response.
Noise is another huge issue. I had read reviews saying it could be noisy, but this was extreme — it honestly sounded like the windows were open. You could hear traffic, construction work, and people outside all night.
The main entrance felt very unsafe. The front door was open to anyone, the smell of urine was awful, and on the morning we left there was a man asleep on the stairs. We had to physically step over him just to leave.
I would never stay here again and would not recommend it to anyone.
