The manager/owner was absolutely fantastic and spoke excellent English … all his staff are delightful and so helpful … it was home from home … the rooms are excellent … the washing machine in the room was fabulous and the clothes dried within a few hours ! A great large fridge freezer … super cooking facilies excellent shower and toilet … … cleanliness is amazing …the hotel is situated amongst some great restaurants and a station near by … great value for money … this little hotel is somewhere we will come back to again and again … amazing hospitality . Staff was very friendly and helpful. We left the bags early, and despite them being heavy and many, they took them up into our rooms. Room was clean and equipped as advertised. Location was good with enough shops close by and to public transport. A bit far from the centre but close to the NW area of Kyoto. Very quiet area to sleep.
For 3 people it is a bit of a squeeze especially if you have much luggage.
Easy to find, spotless apartment amongst many local eateries, yet quiet and restful after a long day sightseeing. An actual Reception which isn’t always the case with apartment booking so you can leave luggage plus take the great option of 1000Y bike hire for a day. Washer and full-size fridge/freezer useful also.

Room cleaning wasn’t available for our staying (5 nights), we did not like that.

There was communication issue with the reception
So clean and comfortable. It had a kitchen, washing machine and the shower room had a clothes drying system. Close to station and shops.

Exceptional in every way.
Very close to Sian station (note not a JR station, expect to pay between 170-300 yen for the rail connection into the city)). No issues finding property or getting into it. Good communication. Good spacious room. Accurate to photos. Kitchen and Wifi all working with no issues. If I were in Kyoto again I would most likely stay here.
Place was a little outdated and there was a very limited selection of cutlery and crockery. There was a bit of a mouldy smell off the AC which wasnt a huge issue for us during September but you might notice it more if you were here in the summer. The pillows were a little uncomfortable. One big thing I was uncomfortable with was if you checkin after 7pm they put a piece of paper with your door codes outside. This made me feel really uncomfortable that someone else could potentially have access to our room.
Excellent location. Close to the subway station and there are tons of non-tourist-oriented restaurants where you can enjoy the real local food nearby.
Staffs are helpful and it’s a clean place with a well equipped kitchen.
