Very Good Place
Pros:

breakfast was very simple but good, location was good, staff was just a man named "Sef" and he was very very good. the room and other places of the house boat was nice

Cons:

the guy who talks on the phone are not the owners and he was very nice but when I had little problems he stopped to reply. Don't pay in advance cause can be a confusion about room category. Pics are also not completely trustworthy

This review is so difficult as there is some to like and some not to like and because we spent a lot of time in India over the years staying in various places (homestay, hotel, guest house, houseboats, furnished self catering) and this houseboat simply did not deliver as advertised or expected.

So firstly we liked that we were on a housboat on Lake Dal in Srinigar and that the boat had very good wifi.

The staff on the boat was very friendly and helpful. Our shikara driver was fantastic, on time and friendly. Small things on the houseboat would have made a huge difference for example servicing of the rooms, toiletries in the bathrooms, complimentary bottle of water etc.

The lounge area was impressive, the furnishings were beautiful and then you enter the back of the boat to the sleeping quarters....

Cons:

The photos on booking.com were not the same as the boat where we stayed on. We were informed that the owner has more than one boat and that the photos were a mixture of images of the boats owned by him.

The bathrooms were functional but smelly and our bathroom floor had a protruding plank making the floor a tripping hazard. The rooms were not serviced (beds not made, rubbish bins not emptied). The towels were cheap and scratchy.

The boat does not have card facilities to make payment and the owner wants cash and not payment through booking.com wallet and if cash is not possible you have to pay a hefty commission to pay with card.

So even overlooking the facilities, the most irritating thing was that we were inundated with merchants coming onto the boat trying to sell stuff. There was just no privacy inside or outside of the boat and there was never really chance just to spend private time as a family to reconnect and just to enjoy our surroundings.

The experience of staying in a house boat

Cons:

The staff, the was always looking for money and tips. The houseboat needs you take off your shoe before entering the houseboat and leave there. The regular shikara service from houseboat to lake bank charges the residents !! its not free and the houseboat stuff will always try to rip you off with those charges. However that money was refunded by the owner.

This booking had free airport drop-off included but when I wanted that facility i was told to arrange of my own and the owner agreed to compensate the charge. However, he never refunded that cost and and do not pick up my phone to avoid follow up. I must say I have been very polite but he avoids the call and do not respond to email

If the price are upto 3000 then only it’s recommended

This property should not be listed under Booking.com. Advertised as 4 star not even 1 star. Taken 1 hour to find the room for us. Bathroom floor rotten, my foot nearly got stuck in the floor. Breakfast was cold toast and like piece of wood.They were very Rude. Whole night we could not sleep. Something was making noise, like roof going to come down. I WOULD LIKE TO GET MY MONEY BACK WITH COMPENSATION. I am your customer from long time. Manager Adil was very Rude and unperfectional. Thanks

Horrible.
Cons:

Made our bookings with advance payment 1.5 month prior to stay through booking dot com. They sent us n acknowledgement of our advance payment and confirmed our booking. On the morning of our stay, we got a rude shock when we called them to find that our booking had been cancelled by them WITHOUT any prior notice or information. Our family - with two little children and three elderly members - was left stranded with no accomodation anywhere, as it was peak tourist season and everywhere else was booked. Turns out that the heritage group of houseboats had made a double booking, and decided to cancel our booking without any prior notice to us. Getting a refund from them was also extremely difficult, and required a lot of calling and negotiation. This behaviour is unacceptable and unprofessional. It was complete mental harrassment. Would not recommend this place to anyone under any circumstances.
