Pros:

Check-in was quite fast and straightforward. There was plenty of parking available, although it costs RM6 per entry. The building is also next to a reasonably okay mall, which was convenient for food and shopping, even though the mall layout itself is a little confusing.

The location is manageable once you know the area, but the first drive there can be a bit challenging, especially with quite a few empty-looking buildings around.

Cons:

The biggest issue was definitely the cockroaches. We booked the Premium 2-Bedroom for 4 nights and found around 5–6 cockroaches on the first day alone. Staff came and gave us some cockroach bait, but that was basically the solution offered.
We asked to change rooms and were told everything was full, with a promise that we could move the next day. The next day came, more cockroaches appeared, but still no room change. The same promise was made again, and nothing happened until we checked out. We ended up seeing around 3–4 cockroaches almost every day throughout the stay.
The lifts were another frustrating part of the experience. During peak hours they were often full and took ages to arrive. Ventilation inside the lifts was also very poor and sometimes felt like it wasn't working at all. Staff shared the same lifts, which is fine, but unfortunately some staff were quite rude and didn't seem to give much consideration to guests.
The Premium 2-Bedroom itself was quite small and honestly felt very basic. If this was the Premium room, I was left wondering what the standard room would be like 😅.
One of the toilet doors was very difficult to lock, and staff already seemed to know about the problem but it was never fixed. The soap and shampoo provided were also very basic, and we couldn't get the towels changed during our 4-night stay.
Overall, there were a few positives, but unfortunately the cleanliness issue, repeated cockroach problem, poor lift management and lack of action from staff really affected our stay. For something advertised as a Premium room, we expected much better.
