The location was very good, the facilities were good there.
The cleaning staff were not that good. They didn’t clean the room during my stay. They just clean what was visible but nothing else even the bed. In breakfast they didn’t provide everything even when you ask multiple times.

The hotel is clean and new. Lounge access with basic snacks and drinks provided
We stayed at the hotel for 4 nights. We are in our 80's. Therefore, required help such as bringing water (the hotel does not provide water bottles in rooms), moving luggage and doing laundry (laundry is located on ground floor). Unfortunately, we were unable to move around too much and the hotel staff/ manager also did not offer to help despite being aware of our age and physical fitness levels. As such our daughter had to come and help (she was staying at a nearby hotel). We had informed the staff that was present at check-in about her occasional visits to the hotel to help us. Seeing our issues at the hotel, our daughter decided to cancel her existing reservation and move into the hotel and booked a room for herself on day three. At the time of check-in however, she noticed that the room they allocated was visibly smaller. She pointed this out to the manager who was present at the time and requested that the same room which she booked, be allocated. However, to her surprise, the manager suddenly reacted in a very hostile manner and asked her to cancel her reservation. She had to not just cancel her reservation and again look for a new hotel, we also had to manage the rest of the stay on our own with great difficulties. In a country which is well known for courtesy towards old people, such hostile/rude behavior is unthinkable. In contrast when we stayed at a 4 star hotel in Tokyo, seeing our age the staff was extremely polite and accommodating. We do not recommend this hotel

The hotel is clean and quiet. Very nice location, it’s central but in a back alley so it’s not noisy nor crowded and gives you a very local feel. I was there during the Gion festival and some of the events were taking place right outside the hotel where you could hear people chanting, was very calming. Lots of nice eateries and cafes and bars around. 15 mins walk from Nishiki market, 20-30 mins walk from Yasaka Shrine - buses all around. The lounge area is a nice idea as well as the free sweets and refreshments.
The breakfast, although there is a genuine effort behind it, it’s poor and when it comes to the cooked breakfast offered (you have like two options between omelette or fish dish), it’s bad, like really bad and of very very small quantity by any standard. No reason to waste your money. There are lots of coffee places around where you can get decent breakfast and you can always go to 7-eleven for anything you can think of!
The day of my check out, I left my suitcases at the hotel to do a last walk around. The suitcases were left at the lobby, nearby the main entrance which was accessible to anyone and they were also unattended. There was no person at the reception when I came to pick up my stuff (1800 hrs). I just walked in took my stuff and left and I could have been anyone. That was bad, very bad.
ラウンジにてフリーフローサービスがあり、内容もとても良かったです。ビールやワイン、ジュースなど他にも様々な種類の飲み物が楽しめます。また食べ物も美味しくいただくことができました。朝ごはんについてもメインのプレートに飲み物やパン、アイスなど食べ放題で満足度の高い内容でした。
ハウスキーピングの方が外国の方でした。そこは問題ないのですが、日本人の方よりもやはり雑な印象で（過去に宿泊した経験上）お風呂の細かな部分やゴミ箱などあまり綺麗とは言えませんでした。

It's clean, modern style furniture, cosy and quiet place. Staff is friendly and efficient. Very pleased with my stay there.

Nell'area break usata per la colazione, è offerta anche una merenda molto gustosa.
Disponibile area laundry con lava-asciuga che completa ciclo in 2 ore.
