Friendly staff and clean room in great location.
Pros:

Great location, close to beach and Negombo town. Friendly quiet street. Clean and very large room. Friendly and polite staff.

Cons:

The room was clean but outside the room was dirty. You don’t want to sit on the balcony and look at dirt. No mosquito net and many mosquitos in the room. No top sheet. No hot water (they kept telling us there was, which was very annoying). Breakfast was delivered to our room at 8.15am after we’d travelled 36 hours to get to Sri Lanka! Nowhere to eat the breakfast inside the room. Ate in bed and dropped crumbs and jam on the sheets which we then had to sleep in for the next night. The dining area downstairs should be cleared for this and guests given a time slot in which they can go to have breakfast. Lovely family business but still got a lot to learn. Hopefully they will make some changes after reading this. This place has so much potential.

Superb
Pros:

Very kind hosts. They brought me for free to Colombo with their car as they had to be there that day.
Location very good, close to the beach.

Cons:

Room was not super clean but still doable.
