Casa Kobaab Tulum

Exceptional staff. Roxana and Ramon made us feel like we are at home. They answered to all our needs.
The breakfast was really good, the healthiest food we had in mexico :)
The room got cleaned and tidied everyday, no questions.
The hotel itself is also very beautiful, green, esthetic. Everyday when we arrived the room, we were feeling extremely happy.

We had an amazing time staying at this family owned Hotel. The Apartment was spacious and clean, we had pur own private Pool and the public one right in front of the door, the bed was very komfortable and we enjoyed every minute!
The breakfast on the roof terrace was delicious and looking over the jungle while drinking a coffee was just spectacular!
But the best thing was the Hosts. They helped us so much with choosing the best restaurants, beachclubs and getting around in general. It soon felt like staying with friends! Highly recommended!

We spent three weeks at Casa Kobaab, and it was a fantastic choice. From the very beginning we felt we had found the right place. In fact, we enjoyed it so much that we would have happily stayed even longer.
The hotel has a great location - it’s slightly outside the busy part of Tulum but still close to the center. Because of that, it’s quiet and peaceful, which makes it a perfect place to relax away from the noise and crowds of the town centre. The area also feels very safe.
The rooms are large and spacious, beautifully designed with a lovely boho vibe that fits Tulum perfectly. The beds are very comfortable, and the rooms are cleaned daily to an impressively high standard.
Another big highlight is the breakfast. It is fresh, delicious, and made from organic products. Roxy prepares it specially for the guests, so everything is made just for you. And the coffee is excellent! Breakfast is served on the rooftop, which is a beautiful and peaceful place with great views - a really wonderful way to start the day.
But the biggest treasure of this place is Ramon and Roxana. When we arrived, they told us they wanted to be our “Mexican family” - and that is exactly how it felt. They are incredibly friendly, kind, and helpful, which gives the entire place a very warm, home-like atmosphere. During our trip we had a few unexpected adventures, and they always did everything they could to help us. It’s also definitely worth following their recommendations - as locals they know exactly which places and restaurants are truly worth visiting.
And of course we have to mention Hendrix, the owners’ cat - we already miss him <3
Ramon, Roxy- we would like to thank you both for everything. You made us feel truly at home. We honestly couldn’t have imagined a better honeymoon, and a big part of how special this time was is thanks to you.

The hotel is actually more of a bed and breakfast, in the sense that it is a family-run business and the owners live on the property and personally provide service to the guests — which can sometimes be an advantage and sometimes a disadvantage. Roxana is a wonderful and welcoming host, with a genuine willingness to help and pamper her guests.

The room is huge and beautiful, with a large window. Guests are offered small and thoughtful perks — complimentary water refills, access to a workspace, and even mosquito spray. The surroundings are very quiet, in a new residential neighborhood.

La gentillesse de roxana et Ramon toujours disponible un appartement grand et très bien agencé(c’est l’endroit où j’ai le mieux dormi durant tout mon séjour)un petit déjeuner de grande qualité avec une baguette digne d’une boulangerie parisienne

We had the pleasure of staying here in Tulum and really enjoyed every aspect of the trip. The host was incredibly welcoming, friendly, and made sure every aspect was taken care of. Quiet location (away from the main streets of Tulum), healthy delicious breakfast and spacious, clean rooms! However, very fast in the city center by car/bike/scooter!

the host couple were really great. their personality is in a class of its own and they are very helpful. we felt this place as our second home right from the start. we got good tips about restaurants and attractions in the area. and their cat hendrix was really lovely. if we ever come to tulum again we will definitely come here again.

This is a wonderful hotel, spacious, beautifully designed, comfortable and spotlessly clean. Ramon and his wife went out of their way to make our stay special - nothing was too much trouble. It was just a short walk from the restaurants and shops of 7 street, although - be warned - many of the roads are rough and unmade. Breakfast was included and was served on the roof terrace. I can highly recommend Casa Kobaab

Everything about our stay was exceptional. Roxy went above and beyond to make us feel welcome. We truly can’t thank her and her family enough for making us feel so at ease in such a short time. The location is fantastic, and our bedroom was as comfortable as it gets.

This is a very special place run by truly wonderful people, an absolute must-stay if you’re visiting Tulum.

The guys who run the place truly became our friends. They are kind, welcoming, and always happy to help. On our very first day, they sent us a list of the most beautiful places along with their personal recommendations, which was incredibly helpful. Super tasty breakfast 😋

Renting bicycles there was also very convenient.
If I ever come back to Tulum, I will definitely stay here again. ❤️✨

TOUT! C’est un endroit magnifique, les hôtes sont d’une douceur et gentillesse folle.
La chambre est juste incroyable, le lieu en général est d’une beauté sans nom. Le petit-déjeuner fait par leur soins est divin. Même le petit chat sait accueillir ses invités! 10/10, n’hésitez pas!

You guys are amazing! Thank you for your hospitality, everything was top notch! Now I know for sure that I have another family in Mexico! The apartments have everything and more for a comfortable stay! Your breakfasts are amazing! The cleanliness of the entire complex is simply incredible! By the way, I love your pillows and your mattress; it was very comfortable to sleep!
