We loved the Cenote and Location very centric walking distance to EVERYTHING

.Mi estancia hubiese sido buena si es que no me hubieran hecho cobros que después fue muy difícil que devolvieran.
Al ingresar me cobraron un depósito de 200 dólares y cuando me fui dejando todo en perfecto estado, incluso limpio, me me dijeron que tenían un problema maquina y que por eso no podían hacer devolucion y que lo harían en la tarde.. les volví a escribir por días y cada día decían que lo harían y no recibía mi devolución.
Luego llame a contacto cliente de Booking y cuando ellos llamaron , ese mismo día en la tarde la recibo.

También pedí la factura de la estancia que hasta hoy
17 de enero no he recibido. El 6 de enero me dijeron que ya se estaba gestionando pero nada aún

A hidden gem in the lush jungle of tulum. Just a few steps from the beach.
The beach club was vibin high. The drinks and food were amazing.

If you’re looking for a peaceful stay in Tulum, Caiman Habitat is absolutely not the place. The noise levels here are unbearable. Bagatelle, right across the street, blasts music all evening, and the nightclub Bonbonniere keeps the party going until 4 a.m.—good luck trying to get any sleep. Even with earplugs, the bass is relentless.

Beyond the noise, the hotel is very difficult to find. There is no visible signage from the main road—the only sign is tucked away between two retail buildings. If you’re trying to locate it, look for the sushi restaurant Oishi, which is near the entrance. The parking gate is unmarked, and once you find it, you have to manually open and close it yourself.

The WiFi is essentially unusable—I never got more than 5 Mbps at any point, making even basic browsing frustrating. If you need reliable internet for work or streaming, don’t count on it here.

Additionally, upon check in I was I charged an additional night with no acknowledgment. Upon noticing this the next day, it took several conversations to get a refund provided to me. The hot water stopped working intermittently, but was otherwise. The bed was very comfortable and the back out curtains were essential.

Overall, unless you’re planning to party all night and don’t care about sleep, I’d strongly recommend staying elsewhere.

I recently stayed at Caimán Habitat, and while the rooms were as pictured, clean, comfortable, and nicely designed (though the pillows could use an upgrade), the overall experience was disappointing.
Overall, this place might be fine if you're okay with a self-service, Airbnb-like setup, but I expected more since it’s advertised as a “luxury” hotel on their website. Better service and proper security would make a big difference. For now, I wouldn’t recommend it to anyone looking for a true hotel experience.

Great location and easy access to the main hotel zone of Tulum. Rooms were comfortable

Loved the area and the staff were very accommodating. Some surrounding buildings are still under construction, but Caimán Hábitat is going to be even better very soon. My stay was great and they were attentive on WhatsApp. I highly recommend this place. Sushi restaurant on-site is top notch too. Close to the beach and other restaurants. We ate at Holy Deer every morning here.
