Lovely southlands hotel good breakfast and good tea meal paid 10 pound each breakfast and paid 17.95 tea each meal so nice
Different wot come home
Clean and tidy and good value for money.
Food very bland nothing special and bedroom could do with new windows.
Short walk from the theatre which was the purpose for our visit.
Staff are friendly and polite.

Bedrooms badly need a makeover. Ours was on the 3rd floor, dated, dismal but clean. We requested a walk in shower but didn’t get one.
Limited choice for breakfast unless you want cooked- we don’t. White sliced bread, no fruit.
Don't expect the ritz at this price but the staff were really lovely, the breakfast super generous and the showers were hot. My friend and me were bike packing and they allowed us to keep our bikes securely down in the basement (still bring a lock)
It's an old hotel that must take a lot of upkeep so a bit rough round the edges but nothing awful

Thin walls, very easy to hear noise from surrounding rooms
The walls are only paper thin stud walls so noise transfers from neighbours and rooms below very easily. If you want to rest it is not possible until 1am after everyone else is asleep
We liked the location. The hotel is in a quiet residential area, there are one way roads in the area which provided some interest and excitement to navigate.
The room was a good size, the bed was comfortable, the wardrobe had shelves as well as hanging space. The bathroom was large, the towels were of a good size.
We enjoyed the entertainment.
Overall, the New Southlands Hotel is a good place to stay.
There was no green tea at breakfast and no tea pots either, as endlessly traipsing back and forth for a refill is a nuisance due to tiny cups. The sausages were of the cheaper variety and not very nice. If you want poached or fried eggs you have to ask for them as scrambled eggs is the option put out at the buffet. No mushrooms for breakfast either! I was most disappointed as I am egg intolerant. The coffee was not nice - this seems to be a big thing with hotels. We stay at a wide range of hotels, not just Caledonia, and the coffee is invariably awful. It cannot be so difficult to provide decent coffee.

The hotel is looking tired room this time run down new showers needed and unlike our last stay the staff didn’t go out of their way to help. Left at bar waiting while staff complained about others in the back room. Had no chance of an “evening” meal told we had to eat at 6:30 or not at all. Steak night a bit of laugh unless you’re staying the week they won’t let you book in, told we had to book when we booked the room but no advertisement when booking to say so. Breakfast terrible we went down at 8:30 and nothing left apart from burnt sausages no scrambled egg no tomato or bacon, was told by another guest we had to get there for 8 or everything is usually gone although people going back 3-4 times doesn’t really help. Won’t be returning it really is a shame cos our 1st stay was better obviously the busier they get the worse it gets

The Bathroom was clean ,as was the bedding and towels. The breakfast was good and the staff were nice.
The room was cold. The spare blanket was in need of a wash. It smelt. The mattress was uncomfortable. The pillows were hard. The lift was in need of a good clean
