Room was well equipped fridge, kettle and a fan which is a must in this heat. Our own bathroom with shower, soap and towels left and close to bus routes. Excellent value for money.

the male staff was helpful even when it was clear the reception area was closed. i needed wifi and water after a concert at 1am and he helped me to get that.
to get in i had to call the number on the door and the lady seemed pretty annoyed that i was there. she was slightly rude.
Location and free parking.
The room was very dirty, stained carpets, massive cobwebs, had to move the wardrobe to get to bathroom light switch, wallpaper missing in parts, patchy painting on the walls, broken and rotting windows, rubbish under the beds and behind the furniture, and poorly hung old curtains that didn't fit the windows, so at 4am the sun shone through. The bathroom had active black mould on the ceiling, hair and a dead insect in the bath plug hole, sticky floor, dirty/stained toilet, build up of dirt in the corners, stained shower curtain, and more cobwebs. The outside of the building is old with peeling paint/render, broken wall and broken bench. The whole place needs a lot of tlc. The reception is unattended and you have to ring a mobile number to get there attention. The reception area had broken floor tiles, and looks old/tired. This property is not like the photos at all and is not worth the money we spent. The tube station was cleaner.

No breakfast. No receptionist. No one came into my room for the entire time I was there. The room was superficially clean except there was rubbish in bin from previous guest and room could have done with a vacuuming

No bars on ground floor windows so anyone could have climbed in. Hard to keep them closed in the heat.

Annex front door to annex frequently left open upraising security concerns. Checkout was 11.00 am. I was told to leave my keys on the desk. There were a dozen others. I could have laid in longer — there was clearly no rush to clean the rooms.
After reading some reviews we were dreading the stay here, but my god its made out to be so much worse! Would I spend a weeks holiday here, no, but just for a night it's fine! I don't know what people expect for the money. It's london and if you want something cheap this is how it is.
You pay what you get. It's a clean bed and a bathroom for the night. Nice big windows to open in the heat and some coffee and tea making facilities
Also the area surrounding feels safe and secure, part of a Jewish community area and had no issue leaving our car parked outside and felt safe to do so.
It needs updating and is basic but it's perfectly acceptable for a stop over nights stay.
Did hear the man who grunts outside my room but was with other people, could be intimidating if stopping on your own but he grunted and then left 😅 althought being half asleep, did make me jump.
Left after seeing the room. Unable to close rooms door, hair everywhere, absolutely disgusting rooms with very suspicious and unprofessional staff. Do not recommend!

Honestly nothing - I was shocked at the fact it has a star rating !
I could have dealt with the poor exterior if the rooms were free of dust and clean! But unfortunately I could physically see dust underneath the beds. They had turned on an extremely dusty fan, so it was just spinning dust all over the beds sheets! There were dead green bugs on the sheets. Towels were dirty! No shower curtain in my bathroom so water literally went everywhere!
Beds not really comfortable- It was a nightmare!
Unfortunately worst hotel experience of my life! I hope the basic cleaning is really taken seriously as my friends also stayed in this hotel and had allergic reactions over night which meant we had to check out a day early! I was lucky we managed to sort accommodation for the second night as I would have to resort to sleeping in the car for final night!
