not what we expected
Pros:

a nice general location

Cons:

No AC on a very hot day.
Bed room was a Standard King but was only about 8ft wide.
shown as a lakeside location, but no access to the lake.
The eating location had only a glimpse of the lake in the background and the Hotel had no bar

Wonderful Location.
Pros:

A stunning location, with wonderful views across Rutland Water, A central place to stay for exploring the local countryside. The room was clean and comfortable.
Ample breakfast available to cater for any appetite.

Cons:

On arrival the parking situation was an unwelcome distraction, we hadn't realised how large the site was when trying to find our accommodation.
The room was so hot, I appreciate we were staying during a very hot spell of weather, a fan was provided, but it simply wasn't man enough to cope.
The menu was a little limited, we stayed for two days, if we had dined for a further night, we would have struggled to find something that interested us, in addition several of the options on the menu proved to be unavailable.

Pros:

Breakfast selection was very good.
Reception staff where helpful with bags to the 4th floor as the lift was broken.

Cons:

The only view of the lake and countryside was from a lake view room.
View from the only communal area was obscured by a building.
Pool area was small with cramped changing rooms.

Pros:

Beautiful hotel and location. The restaurant was lovely and good value for money. The facilities (pool and gym) were also very good and open early in the morning. There was a golf buggy service to get around the campus if need which came in handy for my parents who wouldn't have been able to walk uo the hill to the restaurant.

Cons:

We arrived in the heatwave and whilst we had been provided a fan, there was no air-conditioning in the room and it was pretty unbearable so we spent our free time I yhe air-conditioned bar. This wan't the hotel's fault - I'm sure the rooms are just fine in more regular temperatures!

Stunning surroundings with well kept gardens , however the bedroom itself is in need of some TLC. Very attentive/ple
Pros:

The surroundings were incredible of course. The welcome was very professional, as were the staff we came into contact with .
Our evening meal was ‘ complicated’ and although we enjoyed our main course and desert, the starter was pretty awful.
Breakfast was outstanding , but a 9.30 end is a little early in my opinion.

Cons:

No air conditioning which if I’d realised we wouldn’t have booked , so my error, considering the nightly rate. In many ways the bathroom in particular was very very tired .

Very peaceful stay in a wonderful hotel at great location
Pros:

Room was very spacious comfortable and well equipped
Room had lovely view and location of hotel was excellent
The on site restaurant was excellent with great service
The swimming pool was convenient and well maintained by staff

Cons:

The lift to the room was out of action - 1 floor only so not too bad but those on floor above may have been affected to a greater degree.
The on site restaurant was very good but extremely pricey - we had to eat off site second night because of this

Pleasant leisure holiday location
Pros:

Really fantastic location

Cons:

Car parking arrangements were a little complicated.
Lift to restaurant and facilities was out of order, access was by steep steps, though I am sure staff would have provided shuttle if we had a special needs.
