Unclean and mouldy
Pros:

It is close to the airport (you can get a very cheap grab for 6MYR).

Receptionist staff were friendly. There are nearby laundromats and shops for a decent price. They also allowed early check in which was nice.

Cons:

Considering the price per night I recommend staying elsewhere.

The room was dirty and had not been cleaned prior to arrival (mud on the floor of the bathroom).

There were spiders, spiderwebs, and ants everywhere (more than the acceptable standard of bugs for SE Asia).

There was black mould all over the bathroom sink.

Despite booking a non smoking room, the room had a heavy smell of smoke and damp.

The WiFi was poor and cut out multiple times during our stay.

Had we not been staying for 1 night for a flight layover we probably would have checked out and stayed elsewhere.

Basic, tired, noisy.

Close to the airport

Cons:

Very basic and rundown rooms. Very noisy close to the road at night.
Air con control not working so either freezing cold when on or hot when off :(
