Lovely little guest house, warm welcome
Pros:

It's a lovely guest house - great location, easy to get to. We didn't drive but the car park looked fine. The room was spotlessly clean and the welcome we received was great.
I'd been a little nervous having read the somewhat variable reviews but was really pleased we chose to stay here.
The reception desk isn't staffed but there is someone on call all the time - with a number you can ring. We requested more milk (by text, as it wasn't urgent) and it was in the room when we got back from our day out. When checking out we rang the doorbell and someone was there in a couple of moments. The room was a nice size and the bed was really comfortable.

Cons:

The rooms are, as the photos show, quite dated in style. I've put this in the negative section, but honestly as long as you are expecting a particular genre of British guest house, where the wallpaper is extremely 80s, but the welcome is warm and genuine you won't have an issue.

For example - The washbasin was inexplicably the other side of the room from the bathroom with the shower and toilet in, so you had to walk past the bed to wash your hands. Quirky, but perfectly functional and didn't stop us enjoying our stay.

Desde nuestra llegada, la experiencia fue muy diferente a lo que esperábamos según la información facilitada en las fotos.Tras recibir unas breves indicaciones por parte de la responsable, no volvimos a tener contacto con ella durante el resto de la estancia.
La ubicación de la habitación resultó especialmente desagradable, ya que estaba situada en una zona inferior del edificio, dando una sensación de estar en un espacio cerrado y poco acogedor. Al acceder a la habitación comprobamos que las instalaciones eran muy antiguas y se encontraban en un estado de conservación deficiente.
La moqueta presentaba una notable falta de limpieza y acumulación de suciedad. El baño era extremadamente pequeño, con un aspecto envejecido y descuidado. La taza del inodoro mostraba restos de suciedad, aparentemente derivados de una falta de uso o mantenimiento adecuado. La mampara de la ducha presentaba signos de moho y el mobiliario y elementos sanitarios mostraban un importante deterioro por antigüedad. El lavabo también era muy pequeño e incómodo para su uso.
Asimismo, tanto las puertas como otros elementos de la habitación se encontraban muy deteriorados. La contraventana no funcionaba correctamente, ya que no podía abrirse ni cerrarse con normalidad. Además, estaba visiblemente envejecida y presentaba acumulación de telarañas, lo que transmitía una evidente falta de limpieza y mantenimiento.
Consideramos que el estado general del alojamiento no se correspondía con unos estándares mínimos de calidad, higiene y conservación que cualquier cliente puede esperar. Por ello, solicitamos que revisen esta situación y valoren una compensación adecuada por las deficiencias encontradas durante nuestra estancia.

Voor 1 nacht prima als het noodzakelijk is… Verder niet echt een aanrader..
Pros:

Het was een beetje noodzaak om hier te boeken. En ik had het wel iets netter verwacht.. Veel hotels / b&b’s in Edinburgh verwachten dat je 2 of 3 nachten boekt of zijn niet te betalen.. Bij dit GuestHouse kon je wel 1 nacht blijven. De gastheer was vriendelijk en kon ons de nodige info vertellen over Edinburgh.

Cons:

Geen ontbijt. De badkamer was nog net te doen, maar de tegels op de vloer zaten los, bed was een beetje gammel, en verder de buitenkant van het gebouw ziet er een beetje smoezelig uit… Ook de binnenkant kan wel een flinke opknapbeurt gebruiken…

Adequate. Nothing fancy.
Pros:

The location is very convent to public transportation.
Large rooms.

Cons:

Don’t let them give you one of the basement rooms - musty and substandard.
I was able to switch rooms after my first night and had a very nice room on the first floor.
It was somewhat difficult to find a host or hostess if any questions or needs arose.
It would be nice if they would provide soap.
