It was very comfortable, completely lovely. My mom loved it, I loved it I got to enjoy my morning coffee on the balcony and watch sunset on the same day. What a stunning spot.
Stunning roof top views over central squares and fountains,distant views of paddy fields and mountains. Very fine top floor accommodation.
The proprietor arranged our daytime bus to Sapa - not available on line!
Nice view over the city, unique location. The Owner was very helpful and nice, helped us with booking a bus to Sapa which was really good.
Mainly cleanliness. The bathroom was unfortunately only hosed down once, the fittings and mirrors were unfortunately not clean. There was also no blanket cover or sheets, just the bare blanket. The comforter covers had been washed but were unfortunately stained.
Very nice view from the balcony overlooking the mountains and the artificial lake underneath. Convenient location too. The owner family is very friendly, they live 2 floors below.
Not so clean. Above a karaoke bar. Wanted to go running early morning and was locked in by a shutter. In case of fire no way of escaping other than a ladder leading down from a window of the karaoke bar on floor 1 or 2 as show on photo. Had to wake owner up to open the shutter. It just felt a bit dirty.

The host is incredibly helpful and friendly. He helped us a lot with finding bus and guides around the city. We're incredibly grateful for his hospitality. The room is cozy and adorable. The location is very easy to find, and right next to the central square. And even so, it's completely quiet at night. The facilities are quite new, and for such a price, it's relatively reasonable.
I think the cleaning service could be improved. It's a bit hard to access the room as you need to climb a bit upstairs to go to the room.

The building it was situated in also served as a brothel. It was seedy and unwelcoming.
Nice view over the city. It had a good location in walking distance to atm's, restaurants and some site seeing locations.
No breakfast, we went to chill cafe for a sandwich. At night it was a bit hard to find, luckily the owner stayed up all night to let us in.
