All in all it was a pleasant place to stay.
Pros:

The location down a cute lantern filled alley was wonderful. The breakfast was okay but there was a bit of confusion due to language. They were helpful organising a driver to take us to a couple of places. They were happy to store our luggage for a few hours until the bus was due to leave which was great.

Cons:

Breakfast was very basic and in one case not what we ordered. The beds were hard and the double bed against the side wall, so I had to crawl out! It was hard to drag suitcases up the stairs when we were on the third floor.

Très beau quartier au calme
Pros:

Le quartier est magnifique, les hôtes adorables. Le déjeuner (matin) est très bon et le tarif de l'hôtel très attractif. Le restaurant attenant, Big tree, qui appartient aux propriétaires, est également très bon et pratique des prix pour toutes les bourses.

They like to weigh the laundry after and not before then you discover the clothes aren’t dry properly… sneaky…

Pros:

It was clean and had a nice bathroom. Rooms were spacious.

Cons:

Staff did not book us in so we stayed at a different hotel arranged by staff. We were in one room the first night then asked to move for the second which was inconvenient.

Pros:

More quiet street right next to the center. Everything was clean enough and worked on a reasonable level.

Cons:

Some small annoyances, the shower holder was broken and some of the lights in the room. Sure to be easily repaired.

The bus to Ha Long bay I booked from the hotel was a bit less fancy than what you can find yourself. Narrow but comfortable sleeping pods and no toilet(!). It also dropped me off to this highway far from town at 3am convinced that that is the Ha Long bay stop.

Great value if you accept no elevator.
Pros:

We were switched to a nearby hotel by the host due to overbooking but it was communicated in advance so it was not an inconvenience. The alternate facility was pleasant and although not roomy for the three of us (we only had three carry-on luggage yet found it challenging to move things around) it served us well. Communication was at adequate - we did not need assistance and we spoke the local language so I can't comment on this area. Location was ideal and allowed us to walk everywhere.

Cons:

The only issue for us, and it was significant, was that our room was on the 5th floor with no elevator. We were hiking and climbing all day during our stay so by the end of each day did not appreciate to climb 4 flights of stairs to get to our room.

Extra hard beds
Pros:

Great location, staff very friendly and helpful. Clean and quiet.

Cons:

The beds are extremely hard. Probably the worst I have experienced so far.
