I'm a regular. I have friends that live close by so when I drive down, it's convenient.
Pros:

The staff are excellent. While English is limited, the basics are understood. I, however, do speak Thai. There is a small exercise area and a pool on the roof which I have yet to see - and I've stayed here off and on since 2018!
This is, I think, my fifth or sixth stay at the property under various names.

If you're going to be hanging around up in North Pattaya/Naklua, it is well situated and very, very quiet. There is a 7/11 200m away on the Nth Pattaya-Naklua Road, several restaurants and bars and walking distance to some interesting attractions. There is also a (professional) massage parlour next door.
Even walking down to the beach and as far as Walking Street is no too bad during the Dry if you're keen/ you must.

Cons:

Considering its distance from Central Pattaya where many people stay, it may be a problem. This can be remedied by using the "baht bus" service which goes up and down the main road and into Beach Road and then back up Second road. All for 10 baht a head.
