I'd definitely stay there again without hesitation.
Pros:

Amazing location, very friendly and attentive staff, simple continental breakfast. Beach amenities including towels, chairs and umbrellas available were appreciated.

Cons:

Rooms weren't very soundproof. Specifically doors opening and closing. Tight space in the room.

Perfect Beach Hotel
Pros:

We LOVED our stay at the Newport Beach Hotel!! Loved that it is literally right on the Beach! Perfect location to everything you need to walk around or bike to right on the boardwalk. The room was perfect for the 2 of us, clean and so cute! We loved that we could take the beach bikes, chairs, towels and other items to the beach with us!

Overpriced, old, no elevator, has high parking fee. Can walk to beach .

I cannot see the beach from rooms unless the room is located in beach view

I will return
Pros:

I liked the bed and breakfast type of feel. The staff was very nice. The location is great and the complimentary grab and go breakfast had great options.

Shared spaces made this hotel more like an Inn.
Pros:

Fantastic location, property on the boardwalk is convenient to everything. Hotel supplied everything for the beach which was awesome. Staff is friendly, attentive and knowledgable. Coffee and quick breakfast snacks a plus. Shared spaces were quaint and great for coffee or relaxing in the afternoon and people watching.

Cons:

Restaurant on the corner is a bit rowdy and loud. The room we were in blocked the sound pretty good. The building is older. No views from the room, but great views from the shared spaces.
