Brilliant, Brilliant, Brilliant.
Pros:

Professionalism, Hospitality, and Mr. X (the owner) - make it happen. The property itself is tech-savvy, and even more unique is the 'lift to the road'. Literally, they have a lift that opens to the public road, where you can collect your deliveries. They give you a private access card for it. Brilliant - Value for Money, Honestly, Hospitality, Privacy, Accessibility, Parking....this is a GEM.

Cons:

Nothing. Literally, from the smile of the caretaker to the mall chats with Mr. X, I can't find any cons. As a seasoned business traveller, I rarely see places with a soul. U feel it at home, a cost one. And that means, I liked everything.

We loved it and felt self and comfortable .
Pros:

Very professional and clean and neat room. Good amenities with good car parking and good and comfortable bed.
Also good washroom with good toiletries.
Good mannered room boy and manager.

Great for an overnighter!
Pros:

Their hospitality from the word go. Quick checkin and someone always available for our needs. Mr Shibu (Manager) and Mr Saurabh (asst.) were very welcoming and helpful.

Cons:

They could make provision for soft/dim/lighting in the rooms.

Good staff, modern fecilities, heart of Kakkanad, only drowback I would say is the size of the rooms especially the bath
