EXCELLENT breakfast is served every morning and delivered to your door!! When we had to check out early before breakfast was served, the staff made sure to bring us pre-packaged breakfast food and fresh fruits the evening before so we could still have breakfast the morning of our check out. We also loved the location which allowed us to explore Canareggio and have less tourist foot traffic than the areas of Venice closer to Saint Marks square and the Rialto bridge. It is also conveniently located very close to a vaporetto stop on the 1 line that goes to/from the train station! Staff was super friendly and helpful — they let us drop off our luggage early and then carried our bags up the stairs into our room so our stuff was already there when we came back several hours later to check in.

Cons:

Air conditioner only worked okay (though better than in other stays throughout Italy) and fixtures are more outdated (but that is also the charm of this place). No elevator, but we knew that when booking and staff was nice to carry our luggage up the stairs for us.

Pros:

Location was perfect. 2 min walk from the main water taxi terminal in Venice. Just off the Main Street but still very quiet. Breakfast served room service style. Very warm staff.

Cons:

If you have trouble with stairs don’t stay here. It’s a walk up.

Pros:

Location was perfect for exploring Venice. Walking distance to the most known sites, places to eat and get a drink on the street. Very clean. Breakfast was good and always on time.

Cons:

It is not a negative, but just to be aware. It is in an old villa, so no elevator, stairs are steep and narrow so it is a bit hard to climb, also with a large suitcase.

Pros:

A great location, clean and comfortable room. Large for venice, especially at the price.

Cons:

The only small fault is that with breakfast being served to each room individually (a lovely touch) the table in the room could do with being slightly larger

Pros:

お部屋がとても良い場所にあり、めいっぱいベネチア観光を楽しめました！歩き回って疲れたら少し休んで、また観光して、といった動き方ができます！
路地の細い道を入った場所にあるので、少し秘密基地感があって、宿に帰ってくるのが毎回楽しいです。
そして、フルーツたっぷりの幸せな朝食をお部屋に運んでくださいます！最終日、朝早くにチェックアウトしなければならなかったのですが、ホストのお二人がとても親切で、前日の夕方のうちに翌朝食べられるものを用意してくださいました！
宿に帰るとホストの方がフロントにいてくださるタイミングも多く、安心感がありました。

Awesome location and accommodations! Helpful staff! Loved it!
Pros:

The staff was very accommodating! We had to leave and check out before they served breakfast, so they gave us some food to eat the night before and we put it in the fridge to eat in the morning before we left! Great location! Great shopping and restaurants around the hotel! Highly recommended this place!

Superb location - a 2 min walk from the Ca' d'Oro vaporetto stop which was perfect for reaching the train station, St. Mark's and other Venice sights. Tucked in a quietish alley off a main street with tons of shopping, restaurants, etc. Shower had the strongest water pressure I've ever experienced. Breakfast was lovely and always served exactly at the requested time - the hardboiled eggs were still warm. Room was clean and spacious and cleaned daily. Staff were pleasant. 10 min walk from the Fondamente Nove vaporetto stop to go to Murano/Burano. Would happily stay here again.

Cons:

No elevator and not soundproof (could hear upstairs guests), but expected in an old Venice building.
