The location was exactly what we needed and the room was clean with a comfortable bed.
The check-in was perfunctory and it appeared that the hotel wasn't really ready for guests, with untidy heaps of old furniture piled up outside and in the public rooms and workmen everywhere. The room was chilly which didn't make the most welcoming impression and the bathroom seemed makeshift and in urgent need of a refresh. Breakfast the following morning was really mediocre - we were informed that the chef didn't arrive until 10am ... did we want to wait (it was 9 o'clock) There was a limited selection of cereals and a few slices of cold meat and a bit of fruit on offer. I discovered a few bits of dried up bacon and four lukewarm sausages in a dish. (there were six guests in for breakfast when we were there) We were offered eggs by a staff member (who looked more like he was helping with the maintenance work than serving in the restaurant) - I didn't bother but my husband asked for two fried eggs which were slow to arrive and poorly cooked. There were a few pieces of ready-sliced packet bread on offer to make toast - which might have been ok if the toaster was effective - but no rolls, bagels, pastries or anything of the sort available. (I did ask and received a blank look)

Location, clean, comfortable bed, room size and it doesn't smell weird, reasonable price, keep the old building alive
I guess just a little improvement on the shower, the water pressure can be a bit better and a bit more amenities
Room was very clean and comfortable, overlooking the quay running up to the Custom House, and it was quiet at night. The bathroom had modern fittings and everything you needed. We had shared tapas for our evening meal which was delicious. It is very convenient for the centre of town if you were attending a show or event.
Parking is an issue, which the website was up front about, a long walk with a suitcase if you find walking difficult and a nuisance if you forget something in your car.
Blackout blinds would have been our preference, to cut out the street lighting. The radiators had been turned off on our arrival and we had to move furniture to turn the thermostats up, as the room was cold. An open bottle of water was left over from the previous guests.
Not a huge choice of breakfast foods, probably due to small number of guests staying, no fruit juice offered and we had to go and find someone to take our hot food order.
With a few tweaks this would have earned excellent scores all round.

The position overlooking the old harbour and river.The helpfulness of the staff.The fact that the restaurant is open every evening.
The parking.Last time we stayed ,we ended up being fined .This time the pay and display refused to accept cash and the parking app wouldn’t download onto neither my phone nor my tablet.Eventually the hotel reception helped with the download of the parking app, but only upon accessing the hotels wi-fi.Why can’t the hotel provide some off street parking or come to some arrangement with the council ?
The breakfast was poor.Poor choice, poor quality (Homepride white bread for toast) and only some sausage and bacon as the hot part of the meal.At 10am the hotel provides a proper breakfast choice for outside visitors but this isn’t available to people staying at the hotel.There was also no hot food for vegetarians.
I had an early start , had to leave for a business meeting, so had only a very simple breakfast, but was aware of the 'spread' availability of more, so next time.
The seagulls were looking after their young, so very noisy most of the night! But that's the difference between City and Seaside, so ok.
