We won't be returning.
Pros:

We left home thinking we were staying at a Bed AND Breakfast. This was NOT the case. We got the bed which was quite comfy, but Breakfast was NOT part of the deal and nothing was offered. The room needed a coat of paint and the toilet had a Bidet which leaked all over the floor. The curtain rod in the shower fell on my head and wouldn't stay up. There was a note taped to the wall stating we were to eat any food we brought in at the desk and no place else. No food on the bed. Also, as far as the t.v. we were supposed to sign in to our own personal provider and use our own services from home ex. Netflix, Prime. Not very professional considering the service advertised. I've been in way better places for much less money and nothing was broken.

Pros:

Owner met me at check-in brought me to my room. Everything was to my satisfaction..,
Instructions on how to get in, etc. was amazing in the email .
*** And most important very clean place was spotless, which is a must for me.

Beware of parking rules
Pros:

The room and bed were both comfortable and clean.

Cons:

We were not advised where to park as the driveway was full and therefore parked on street. At 1 am in the morning someone knocked loudly on our door advising us that car had to be moved. Unacceptable and we had parked in same spot the night before. This info should be given to guests upon arrival.

Nice clean budget stay
Pros:

Host & her family were lovely, room was large, clean and private, with lots of light and private ensuite. They were very accommodating and friendly with my young son and I had key access. House is kept warm, but you can open the windows and turn on ensuite fan for good airflow. Plenty of linens and a small mini fridge and microwave for guests.

Cons:

Suggestions (not complaints): One more chair for the desk or a proper small table for eating instead of the desk - I was travelling with my child and since there was only one chair, we ended up sitting on the floor and having a "picnic" to eat. Not the end of the world, but just would be helpful I think to improve the suite. :)
