There was very little I liked about the property other than it’s location
The place was described as ‘boutique’ but it was tired and dated with poorly finished decor and wood work and old and bobbly bed linens. I stayed in a twin room called ‘Sage’. All the surfaces had a layer of dust and it was full of spiders and spider webs, especially in the weird gap behind the bed. There were a set of towels on the bed that were really old and one of the flannels was stained and full of holes. The mattresses were really old and lumpy.
The bathroom was dirty and had a bad smell. All the grouting was dirty especially around the sink and the toothbrush holder was clearly still dirty from whoever had stayed previously. The shower head was broken and I had to physically hold it together to shower.
I felt uncomfortable and itchy sleeping which was topped off by something scurrying around in the ceiling most of the night.
The room was above a busy pub and again the reviews had said the food was good, however I had Fish and Chips which was really greasy. Breakfast orders were taken the night before, I ordered the yoghurt and fruit. When I came down it was already on the table with flies circling around it.
One of the women behind the bar (sadly didn’t get her name) went over and above for us and was so welcoming we couldn’t have been more grateful. The beds were so comfy and the breakfast in the morning was amazing!

As we were leaving, we agreed that this was a holiday stay where the people had made everything just that little bit easier and nicer. What a kind and lovely team - from the people who served us meals to the owners to the people doing the cleaning: everyone was friendly and went out of their way to help. Other pluses: very tasty food (both the "one of the best ever" breakfasts, done just as we liked them, and the other meals eaten in the restaurant), good value prices, cleanliness, central location, historic building, Fairtrade tea and coffee in rooms. But it's the kindness, added on to all of these, that would have us coming back. Really outstanding, best-in-class, genuine kindness is a priceless thing. Thanks to all from all of us.
Things to note. Stairs are steep - though there is a handrail, so even someone who finds stairs a challenge could manage. On a hot day our room was quite warm, despite the fan.
Better hosts and staff it would be hard to find. Breakfast and Dinner were excellent. A thoroughly enjoyable break in the journey and the mad M1. We also visited Bolsover Castle before resuming journey. Sanctuary is a name that sums up the friendliness and helpfulness.
Just a dim light in the ensuite that made it difficult to see anything needed looking at. Otherwise a great stay- a little gem. Parking could be an issue but we were OK.
The staff were lovely and friendly. The breakfast was excellent, really good choices.

The owner was miserable all the time. The rest of the staff seemed alright. I had booked an extra night direct with the property but he didn’t believe me and said he needed proof but I had deleted the relevant emails. He was rude and unhelpful and said our room was reserved for two couples who wanted to be on the same floor. Fair enough, until we realised that the only other room on our floor was the laundry store which contained no beds or furniture. He offered another room but that was a double bed plus it had been reserved anyway. He has a sign on the wall reading ‘ JUST SMILE ‘ , a pity he doesn’t take his own advice !
