The only positive thing was that when we told the property we could not stay because of the condition of the room, they were reasonable about the cancellation. We had originally booked for two months, but they allowed us to leave and only charged us for one night.
We booked this property for two months because we wanted to settle in Hoi An without having to search for accommodation in person after arriving. Unfortunately, the condition of the room was extremely disappointing. When we arrived, it appeared that the room had not been properly cleaned after the previous guests. There was dirt throughout the room, furniture had visible mold, and there was a strong musty smell. It was not somewhere we felt comfortable living, especially for a two-month stay. We decided almost immediately that we could not stay and had to find alternative accommodation. Based on our experience, the room looked very different in reality from what we expected when booking. I would not recommend booking a long stay here without seeing the room in person first.

The room was clean, comfortable and surprisingly quiet despite the property being on a busy street. We loved having free use of the bikes, and the pool was a great bonus. The location was fantastic, right between the beach and the Ancient Town, making it easy to get to both.
Yuki was absolutely wonderful, so friendly, kind and accommodating throughout our stay. She really went above and beyond to make us feel welcome. The breakfast was also delicious, she was very accommodating with our dietary requirements. Arranging our airport transfer was also very easy and convenient.
There wasn’t much we didn’t like about the property. The only thing we noticed was that there weren’t any shower products provided, although this may be fairly common in Vietnam and wasn’t a major issue for us.
I've stayed in many places in Hoi An and this is a wonderful location just outside of the bustle of the old quarter. Everything you need is within a 5 minute motorbike ride (pedal bikes are also available.) Cute cafés just outside overlooking the fields of lush green. An outdoor yoga studio 15-20 minutes away by foot.
The family running the villa are extremely friendly and accommodating with anything you might need. A lot of hotels can be pushy with tickets to local events, but we haven't experienced that here.
The rooms are spacious and clean with a smart TV for Netflix in the evenings after a day in the sun. My girlfriend and are extending our comfortable stay by another night. I would recommend this property and would return again in the future. Everything matches the photos and descriptions.
Ants are common in Hoi An so take out your trash!

Great location out of the busy part of town and near the beach and rice fields. Sunny the owner is super helpful and kind. We rented an electric scooter from there with no hassle and could get to old town easily.
The pool was very refreshing after a long hot day of exploring. The room was comfortable and aircon worked perfectly.

Hele aardige Host, hielp ons met vanalles. Fijne hygiënische kamer. 5 min fietsen (die kun je gratis meenemen bij de villa) van het strand en redelijk dichtbij old town (wij hebben het met grab gedaan, goedkoop en heel goed). Zou het zeker aanraden!

Very friendly host family. Room was clean and cozy, we really liked big windows. There is also rooftop with amazing view of vegetable village, where you can watch beautiful sunsets
Beautiful, spacious room, with a very comforatble bed, pleasant bathroom and a seating area. The rooms itself esceeded expectations and was excellent value for money.
My room was on the the road. It's a very busy main road and the traffic noise starts around 5.30 am and does not let up until 1pm or so.
