​We stayed at Homaja Beach Resort for 4 nights and 5 days, and it was a deeply frustrating experience. What was advertised on Booking.com is completely different from the reality on the ground.
​🟢 The Only Positives
​The property has a nice view.
​The first room (1 king bed and a bunk bed) was fine and as described.
​🔴 The Major Issues
​1. False Beachfront Advertisement
We specifically booked this resort for beach access. While it is advertised as beachfront, the beach is completely blocked off by walls and fences. To actually get to the water, we had to walk out of the property, down the public street, and back around—a 400-meter walk. This inconvenience completely ruined our beach plans.
​2. Missing Beds & Unfair Extra Charges
We booked two rooms to accommodate 9 people. The second room was supposed to have a king bed and two futons. Instead, it only had the king bed. Management absurdly expected 5 people (3 adults and 2 children) to sleep on a single king-size bed. When we asked for the promised sleeping arrangements, they forced us to pay an additional 1,200 PHP for an extra bed to fix their mistake. They also charged us 200 PHP for broken plates.
​3. Terrible Maintenance & Amenities
​Safety Hazard: The room doors do not lock properly.
​Plumbing & AC: The plumbing was clogged, and the air conditioning barely functioned.
​Hygiene: We were given the same towels to use for all 5 days, and there were no rugs provided in the bathroom.
​Kitchen: The kitchen was unready, filthy, and lacked propane for cooking.
​4. Rude Management & Poor Support
The host was incredibly rude and unhelpful throughout our stay. To make matters worse, Booking.com only offered a measly 2,000 PHP refund for this entire ordeal, which nowhere near compensates for the false advertising and terrible experience.

Amazing owner!
Pros:

The owner's exceptional flexibility and willingness to accommodate us on short notice were truly appreciated. He also kindly granted us a late check-out, which made our stay even more comfortable. We had a wonderful experience, and we sincerely pray that God continues to bless him abundantly. Highly recommended!

Excellent location and relaxing place
Pros:

The property is near the beach, clean, and very accessible to Moadto Mall, Moadto Beach, Modalla, 7-Eleven, and a laundry shop. Commuting is easy because you can hail a tuk-tuk nearby. The owner and caretakers are very responsive, accommodating, and understanding. They are flexible with our requests to check in early and check out late due to our activities that day, as long as no other guests are arriving on the same day we check out.

A nice place to stay in north Panglao for a couple of days
Pros:

Great location and beautiful views from the balcony.
The water dispenser is very handy.

Cons:

The bed sheet (the one you lay on) was very warm. I would wake up sweating, even if the AC was on. A thinner, breathable sheet, would be more appropriate.
Although the location is great, the access for a car is not the best, it's a tight space, especially if entering during the night.

Pros:

Owners very flexible with check-in. Also arranged late night pickup from the airport. The room is good size, air-conditioning works well.

Cons:

Please ,please install some blinds, or just simply curtains! Shower clogged up a bit by the end of my stay. If you don't hire a motorbike, the location can be out of reach for a few things.
