Pros:

The bed, the balcony and the air conditioning.

Cons:

The communal kitchen. The room was advertised through Booking.com as "a private kitchen" , but it was not. This was not the landlord's fault and was quickly attended to with an upgraded room, which compensated for the misleading advert placed.

Comfortable room and kitchen. There is a Spark supermarket across the road, that is very convenient.
