Villa with great location and privacy
Pros:

Location is very nice and unique ppace to visit, with lovely resturants in the fisherman town and beautiful nature all around. Manager, Sam, is there to help and suggest nice places to see around. Staff is hard working and very nice.

Cons:

Not maintained villa, dirty, the cleaning staff is poorly euiped. Many things are rusty, window handles broken off making some windows unusable. Rooms are not sealed with gaps in the windows or doors where bugs crawl in, specially if you have light on at the evening. In one of the rooms during our whole villa stay we had 3 nights where we found big american cockroach in the room disturbing our going to sleep routine. Manager blamed it on the previous guests however its more likely poor mantainence and incomplete sealing of the rooms.

Villa had 3 rooms available, last room was occupied by manager. Which in our case was fine as we needed 3 rooms but something to consider if you need all 4.

Pool was green for one of the days when we couldnt use it and overall it was cloudy blue, likely due to type of chemicals used to keep it algea free.

Windows are dirty and full of paint drippings from previous painting.


However the nature around the property and the unique location really pushes our rating up.

Pros:

Schöne Lange, schöner Pool.

Cons:

Nicht wie beschrieben die ganze Villa, sondern nur ein Zimmer. Darum auch andere Gäste in den anderen Zimmern. Es hat auch ein Zimmer mit einer grossen Küche und Kühlschrank und einem Doppelbett. Die Küche ist aber nicht mehr nutzbar, da ohne jegliche Ausrüstung und ohne Geschirr.
Was mich am meisten störte war das fehlen eines Moskitonetzes. Ich wurde ausserordentlich übel gestochen und musste mehrmals zum Arzt. Wir haben die Unterkunft nach dieser Nacht fluchtartig verlassen.

Der Gesamteindruck den wir hatten war das hier die Pflege der Anlage fehlt.
Pros:

Das Zimmer welches wir in der 2. Nacht im Obergeschoss hatten war schön.
Der Pool hat uns auch sehr gefallen.

Cons:

Wir haben 2 Nächte gebucht und in der 1. Nacht war das gebuchte Zimmer nicht frei. Wir hatten ein Familienzimmer das etwas runtergekommen wirkte. Die Kochniesche sah aus wie eine Ablage für alte Küchengeräte.

Pros:

Все было прекрасно, начиная от встречи Сэма, до вида из окна, кто ищет уединение и тишину, это лучшее где вы можете оказаться. Шум океана просто невероятный. Бассейн чистейший, персонал постоянно что-то подметает, протирает )) и конечно отдельное место в сердце это завтраки с таким шикарным видом. Удивлена, что так мало отзывов, место правда райское. Советую от души. Единственный нюанс интернет слабо ловит, для меня это был плюс, не было возможности торчать в телефоне 🤗

Piece of Paradise
Pros:

Location! Quiet and on the beach. Close to the Kalametiya Bird Sanctuary so you benefit from the variety of birds. Breakfast was very good. We loved it so much we extended our stay by 2 extra days. Long beach walks, seafood cafes dotted along the coast, watching local fisherman (whom you can join) in the early morning. Swimming pool is also a welcome relief from the sandy, salty beach.

Cons:

Cellphone reception in general in the area is not good, but then again if you are chosing this location you are doing it to disconnect.

Not a suitable place to stay for families with young kids
Pros:

It was great to have the pool and the beach so close to the property.

Cons:

We booked a few nights here, and upon arriving we wished we booked somewhere else.

Although the staff onsite tried to accommodate us, with the amount that we were paying per night it was definitely not worth the money. The pictures and reviews from the past were from a different owner. There is no restaurant, no toiletries, no washing machine, the place was dirty, there were only 3 bedrooms, the other one was used by a staff member and dirty.

When we checked in, old food was left in the fridge, cockroaches were in the kitchen area, the pool was dirty (we had to ask them to clean it), there were no toiletries like shampoo, body soap, no trash bins in the upstairs rooms, unsafe broken glass on the table. We had four kids under 5. It was definitely not a place safe for kids as the railing weren’t safe and the pool was right at the living room area.

There are only a few restaurants in the area and no grocery stores around, without a restaurant there, it was difficult for our two families to eat. There was however breakfast as promised which was decent.

We gave all this feedback to the staff there.

It was a shame we only stayed one night but it will more than likely be one of the most memorable stays in Sri Lanka.
Pros:

The location of this hotel is incredible. Views of the sea to one side and a lake the other. The lake has incredible birdlife especially at dawn. We watched the sunrise from our balconies watching the birds on the lake. Amazing!
The owner is such a lovely man and wanted us to enjoy the whole experience and shared so much local and wildlife knowledge.
The pool was a lovely release from the hot weather.
Breakfast was a huge spread of delicious fruit and traditional SL food.
The village people are all so welcoming and all the restaurants family owned.
We had a special experience that we cannot recommend more.

The supposedly luxurious and well-maintained property is, in reality, a neglected villa in need of renovation. If it were truly a luxury property, why does it have only six reviews on Booking.com and remain empty while other resorts nearby are fully booked?

The property does indeed provide an unforgettable experience—such as insects in the bathtub and on the floor!the building maintenance worker kept pestering us and trying to get us to pay for some strange services for which he wanted exorbitant amounts
The same employee also offered massage services in the so-called “spa,” which was actually just a table on the roof, for a price higher than what a qualified doctor charges in Hikkaduwa. In reality, this person had no proper qualifications (information from the manager).finally this employee robbed us, he entered in to the room when we were not there and stole money. The owner does not answer the phone, the case was reported to the police. After the police officers arrived, the manager stopped them at the gate so that the thief could escape. One big gang! People, give this hotel a wide berth, I do not recommend it!!!

Perfect location with villa needing a maintanance.
Pros:

Perfect location, great pool. Sea/beach just steps away. Beauty view from the good size pool. Helpful staff and great food done by the local cook. There are also a few restaurant around. Quiet place, almost no people on the beach.

Cons:

Villa needs a bit of maintenance and cleaning. There are 4 separate rooms in one building(not connected). The living room is actually a bedroom with a kitchen(studio). Don't count on the fast Internet.

Pros:

- special place (the beach is in front of ur window),
- extra food,
- possibility to have a car with a shoffer,
- exceptional atmosphere,
- perfect localization (it is a beach house, serfing school 20 min from there, other attractions nearby),

The place is really special, so much to offer at this price, will definitely return for a longer holiday.
Pros:

This is a real gem. Absolutely amazing experience. We were upgraded to the “serenity” room. The views are simply breathtaking, and you feel immediately relaxed in this villa. The staff is very friendly, and the food is delicious. I was taken to safe swimming bay shielded by the rocks that is a one-minute walk away from the villa. We wanted to taste some Sri Lankan food and were treated to a treated to a wonderful meal served by the ocean, lit by lanterns and a bonfire. The room was spacious, very comfortable and offers great views. There are plenty of actives on offer which we really hoped had more time to enjoy. We really loved the late afternoon kayak ride in the lake in front, and even had a go at the archery target with bows and arrows. I assume kids would love the badminton courts and the mini kids playground. The next day morning I opted to go for a spa treatment in the rooftop café, and was one of the most energising body treatments I have had.
