The place is absolutely amazing. The rooms are big and clean. Beds are comfortable. There is a beautiful garden with the nice swimming pool. We also appreciated the quiet location, outside of the main road. Mr Long at the reception was extremely nice and friendly as well as the rest of the staff.

Best hot water and pressure we’ve had in Vietnam
We stayed 4 nights and it was a decent walk to the old town, which we were fine with as we walk a lot. The room didn't feel thoroughly cleaned ahead of arrival, and was only cleaned every 2 days. When we asked about breakfast we were given a menu but no times so we missed the first one (8-10 only). We only had breakfast twice and it was nothing to write home about. However it was a really nice place for us to enjoy and local tours were able to pick us up and drop off without any issue.
We booked the bungalow for a family of three. It was spacious and private. The hotel is very charming and on really nice grounds. It's a great location to see Hoi An, out of the busy historical center yet in between much of the beautiful sites of the area. The pool is nice, and it's great to be on the river with excellent value for money for the place.
We were a bit disappointed by the breakfast, but it was nice that it was included.

Not just due to lack of english.
Arrived early with night train and got no info to adjust after - just let us sit long time in a sofa until we again asked for info regarding room avalability and where to put luggage.
Breakfast poor.
Positive: Bycycles available. To far to walk from centre.
Wonderful garden. Wonderful elderly gardener.

Swimming pool and garden
Poor service, breakfast poor, cannot buy food/snacks or drink when staying around pool, rooms only cleaned if asked and complimentary water and coffee never replaced daily you had to keep asking. Unfortunately Wouldn’t recommend to friends or family

Beautiful rooms with everything you need. Kept cool, clean, bathroom is nice and comfortable sleeps. Staff are super friendly and accomodating. Highly recommend this place. Only a short walk into main streets.
Located in a quaint alley yet very much within old town proximity. This is a property that accelerates your Hoi An experience even more. Though we were there for only a day, we loved the background, the pool, the room amenities
Nothing that I could think of
The Front Desk was very nice, and she is incredibly sweet. The rooms are spacious and so is the bathroom. The breakfast has to be choosen on the Day before, but it's good served, even though there are not many options. Somewhat calm, but you can listen to the neighbours chickens and ducks during the night.
The rooms have air conditioning but they are still a little cold, so be prepared If you come in colder weather.
We had to leve early and they went, Last hour, to the shop to get us breakfast to take with us.
They treated us really nice. People do make the place.
The staff, Long, Blinh and the handy man were fantastic, friendly and so helpful. The bacon, egg and fresh rolls daily were to dream of. Rooms were neat, tidy and clean. I loved the layout of the resort. Although about 2km from Hoi An old town we walked there twice a day.

staff was super attentive and sweet, my room was very clean (i always check the bedsheets etc, nothing remotely sus) and big (I was on the 3rd floor for reference). the pool is great aswell.
the distance to the city center of hoi an or the beach can be travelled by bikes which are free. theres a smal supermarket not far from the resort, which has everything you'll need.
