I would book 3 John’s Place, Townhouse again.
Pros:

The location was good. About 3 stops on the tram from StAndrews Square, then a 5 minute walk. It was in a quiet area. The room was very clean and the decor was very tasteful. The toiletries in the bathroom were lovely.

Cons:

Our keypad entry worked well but other guests had problems.

Lovely, Convenient Stay
Pros:

This is a small self-catering hotel (all access is via codes sent to you) that is in Leith, but close to the tram. The rooms that we rented were quite small, but comfortable. We would definitely stay again.

Cons:

Nothing, but keep note of the texts they send you with important information.

Room ‘Duncan’ had no window, that was not clear in the listing. Even in October the room was boiling, with no air con.
Pros:

Very smart property, door access code system was really easy, shower was great.

Cons:

The room was too hot and had no window. It was a basement Harry Potter room.

St Johns is a lovely, warm, well-styled and great value place to stay in Leith.
Pros:

St Johns is an immaculate and well-styled stay. From the moment you walk in it smells amazing and is really clean without feeling impersonal. The staff were incredibly kind with our early arrival, and dropping off bags was easy. The coffee shop across the way is really nice. The bed was very comfy and the shower products smelled really good. It was a very peaceful place with good vibes. And the pictures don't do it justice-- it's nicer in person!
