Good location, clean & great value for money
The location is great but the hotel is poorly staffed and in desperate need of a renovation. Wallpapers peeling off the wall, corridors with smell of cigarette. Our room was infested with clothes moth (I must have killed nearly 20), the bathroom had dirty / mouldy tiles, the furniture was dusted (pictures). In the morning the hot water was not working; we contacted reception who suggested us to use a room in the underground floor, but the electronic key pad for it wasn't working (no battery). Contacted reception again who suggested us using next door, which for our surprise it was a room that had someone staying there, although empty at the time (see picture), which we refused to use. Contacted the reception for the third time who suggested using a room next to ours which we thought 'why did he made us go across the hotel an 2 floors down to a dodgy area, carrying towels and toiletries if there was an better option in the first place?' By then we had enough of the situation and just wanted to get out of there, and did an early check out...
It has been beautifully maintained in the original style. Easy access to my room by lift as I have mobility problems.
The outdoor seating areas are lovely.

Okay so most people when they write reviews I’m mindful that they expect five star accommodation for virtually paying nothing. Although the hotel is certainly older and yes it does need some TLC, it’s extremely good value for Money and the staff were phenomenal. The parking is free and covered by CCTV. The hotel is right by the entrance to Sefton Park which is fantastic for morning walks. The hotel is dog friendly and has been nothing but accommodating. Just a small walk away from Lark Lane with some fantastic restaurants and food spots. Most important the mattresses are new and clean with mattress toppers. The sheets are fresh and changed on request whenever you want. The products they use in the bathroom are lovely. If your expectation is to stay in a four or five star hotel and pay your money and go elsewhere, but I would strongly suggest it’s worth the money paid at £40 a night. We will come back for sure.
As I’ve mentioned above, the hotel does need some TLC but I can see that they’re starting to make some changes to improve this. With the right investment this will be great!

Very friendly and staff
The location if the hotel is very good. It a 10 min drive from the centre, and at the same time you have Sefton park at the doorstep, which was very handy for the kids to go play and cycle there. It is also 10 min walk from Lark Ln which has plenty of options for eating out. The hotel staff (esp the manager Hassan) was very responsive to our requests. Private parking space is availalbe which felt secure
The building itself is old. we had a problem with the hot water in our room, however the manager with very responisve and changed the room straight away in a busy weekend. Public transport around is not very reliable
Hotel Manager - Hassan was very welcoming and pleasant.
Location is beautiful- lovely park across the street and also a couple of minutes walk to the shops.
Hassan, the Manager, was friendly and helpful.
There was an extra charge for having our dog, as a consequence he upgraded us to a larger room looking onto the trees surrounding Sefton Park and did not charge us for parking.
The price was very reasonable.
Staff were friendly.
Attention to detail. When we opened the window we found cigarette buts left on the windowsill.
Quite a few light bulbs needed replacing.
However, the bathroom was beautifully clean.
Hassan the manager was excellent, great communication and very kind. Welcomed us upon arrival.

The hotel is historical and the courtyard is amazing.
The bed was really comfortable and clean.
The shower is great powerful and hot.
I would recommend this hotel for it's location close to the park and restaurants and sort drive from city centre.

It’s in need of renovation specifically in the part we stayed in. Room 7 level 1. Old and tatty, with a musty smell.
Our bathroom was mouldy and the floor was filthy, we had no bulbs in the bedside lights. The mirror was dirty. The hand soap pump was left empty. I felt very uncomfortable and was grateful we arrived late and left early. I would have told them how we felt but the reception was unmanned in the morning and we needed to leave promptly. I appreciate that the rate was competitive but it still needed to be cleaned properly regardless. Parts of the fire safety instructions on the door are rubbed off!
Beautiful building but in poor condition .
The water in the taps was discoloured and unusable. The room was so overheated that it was impossible to sleep.

I loved how close it was to a few really nice outdoor spaces, and just around the corner from a really busy street that had anything I could need. but if that wasn't enough it was only a 15-20 minute bus from the center too.
Even got a free room upgrade for being early.
My room on the ground floor stayed fairly cool in this heatwave which was a lifesaver for me and I couldn't really hear much of the road noise either
I wasn't expecting too much as I was on a budget and I packed light. I was hoping there may have been a usb socket in the room but that was an assumption so I had to go out and get one.
The TV said it was struggling to connect to the WiFi too, but at least I could still connect my phone so that's not that bad.
And there were quite a few cobwebs in the bathroom
