Nice hotel but wouldn’t rate it overall as a 4 star boutique hotel.
Pros:

Good location, friendly staff. Spacious clean bedroom with a large comfy bed.

Cons:

Room cleaning didn’t take place until late afternoon. One day we arrived back to the hotel at 4.30pm to a room not cleaned/dirty coffee cups etc. we were told it is because priority is given to cleaning rooms after check out. There is a coffee machine in the room with coffee pods. I called reception to ask if we could have milk for the coffee and was told it would cost over €10. When I asked about why so much money for a splash of milk we were told that anything bought to the room had a €10 charge!

Wonderful place to stay - we keep coming back on our visits to Lisbon.
Pros:

Awesome location. Staff is very friendly and helpful. Our room was upgraded based on availability which was amazing.

Great location, excellent breakfast choice. Room spacious and comfy and staff all friendly, helpful and knowledgeable.

Cons:

Bathroom needs looking at. Shower opening too tight because sink is in the way.

Very overpriced
Pros:

Fantastische locatie in mooie wijk, comfortabele bedden, heerlijk ontbijt, airconditioning, met het raam dicht was het lekker stil in de kamer.

Cons:

Ontzettend duur, slechte prijs-kwaliteit verhouding! Voor deze prijs had ik meer verwacht. Loshangend behang en beschimmelde randjes in de badkamer, geen haakje voor je handdoek, stopcontacten die wisselend wel/niet werkten.

Pros:

La propreté de la chambre et les dimensions du lit

Cons:

Personnel pas du tout avenant à la réception, certains avaient de la peine à dire bonjour, à notre demande pour un plan des bus (qu’ils n’avaient pas), aucune autre explication qui aurait pu nous aider pour visiter la ville. La fenêtre ne fermait pas bien et de ce fait, au vu du bruit de la place (qui est conséquent), difficile de dormir, sans compter que la climatisation ne fonctionnait pas non plus. Je dois préciser que ces problèmes ont été résolus le lendemain, lorsque nous les avons signalés. Apparemment, selon la réponse du réceptionniste, le problème de la fenêtre était connu, pourquoi ne pas le régler avant… Tapisserie décollée au dessus du lit… Le petit-déjeuner est correct, mais loin d’être exceptionnel comme indiqué sur certains avis. Bref… pour toutes ces raisons, on est pas dans un 4*.

Lovely room and great location to explore the historic parts of Lisbon.The staff were very friendly and accommodating to all our needs. The food and Fado night were a great cultural experience. Thinking of a trip to Lisbon then we would say go and stay at the Lisboa Carmo hotel.
