Perfect if location and affordability are your top priority.
Pros:

Super handy location for everything we needed to do in the CBD, and 2 minute walk from the main route bus stops that service most bus lines, including the Airport Express.

Cuba Street, Lambton Quay, Courtenay Place are all within a 10 minute walking radius.

As a side note, we really rate the Atrium Cafe tucked down an alleyway just next door - fantastic brunch location only 30 seconds away.

Best place to stay if you don't have a car and will be relying solely on public transport or walking.

Cons:

It is a bit noisy. There is a pub and music venue in the alley behind, though I've stayed on two separate weekends and the noise typically dies down from 11pm.
The walls/floors are also very thin so you can hear everything your neighbours are saying/doing.

Air con/fans/heaters are next to useless. The fan attached to the wall in my room started pumping out hot air, and the pedestal fan in my sister's room made noise and oscillated, but did not push out any air. We called down to reception and requested a replacement, which they kindly provided, but did try to say that our original pedestal fan worked when it very clearly didn't.

If your main priority is location and value for money rather than peace, comfort and aesthetics, then this place is great. Despite the downsides, I have stayed here twice and would consider it again purely for the convenient location.
