Beautiful building and good location.

昨年朝食について書いたが、完璧に改善されていた。ロケーションも素晴らしく、今回で三度目。常宿になった。

Me encantó todo. El personal, el desayuno, la habitación y las estancias compartidas. Se puede ir a todos los sitios andando desde el hotel. Yo no cogí ni un solo transporte público para visitar la ciudad. Repetiré sin duda.

Location bellissima posizione ottima davanti al Dean Village, staff competente ottima la spiegazione del luogo che ci ha dato Olga.

Everything about the property was amazing, when we got there the man at the desk upgraded us to a bigger room free of charge

La chambre fut fort confortable, literie de qualité et vue depuis la fenêtre de la chambre sur Dean Village incroyable !
Petit-déjeuner sympa, mais peu de choix.
Librairie au 1er étage, superbe !

Fabulous historic hotel with many period features in a great accessible area in Edinburgh. The staff were fabulous and couldn’t do enough for you, in order make your stay perfect .
The first two levels of this hotel were fabulous and period features beautiful, …but the next levels
Disappointed us as we expected the. Beautiful features etc to continue in to the bedrooms……….

Unfortunately although the rooms were clean and contained all that was needed , they were very basic with the furniture decor, tv reception, and lack of complimentary tea/ coffee etc it was there but only one of each .
The breakfast menu was fantastic but unfortunately we found the quality of the produce used was disappointing, quite tasteless, despite the chefs efforts to make the plate look well presented.
This a shame as service in the restaurant was excellent, and to spend a little more on good quality produce would make all the difference.

This place was fab, we had a top floor room which was quite a lot of stairs but the view was worth it! breakfast was delicious lots of choices and on for good amount of time, nice room comfy bed nice shower and great location in west end. Not far from city centre and accessible tram stop just outside. Our only tiny complaint is the room was quite warm so needed the windows open in february but that’s just us being picky! Overall great stay and would definitely recommend as an affordable comfortable place in edinburgh!

1 star — and that’s generous.

We paid for our room and immediately noticed the exact same room was £60 cheaper on Booking.com. We went straight back to reception with proof. The receptionist (a blonde woman) was shockingly rude and completely dismissive. She kept saying there was nothing she could do. No apology, no attempt to help, zero customer care. We even asked for a refund and said we didn’t want the room, but they simply didn’t care.

This hotel is extremely poor value for money. It feels old, neglected, and badly maintained. The room was uncomfortable, the hygiene was questionable, and the facilities were in poor condition. The sink was barely usable and the bathroom heater was broken. Basic comfort standards were not met.

Breakfast was just as disappointing — low quality and very limited. Nothing about this stay matched the price we paid.

Honestly, this place feels like a budget hostel charging luxury hotel prices. There are far better options in Edinburgh for the same money.

⚠️ My advice: avoid this hotel and book somewhere else. You will regret staying here.
