Pros:

I found the location of the hotel perfect for transport to and from the airport and the centre. The airport bus stop is practically outside the hotel entrance. At the back there is a private car park with hefty charges. Useful but not cheap.
Room was small but functional and clean. Bed was very comfortable. Shower room was compact but good.
We chose not to have breakfast at the hotel because the fixed price made it expensive for the type of breakfast we have.

The staffs were just in the wrong career. The owner was in the wrong business. If you are looking for poor service you have come to the right place. My room was freezing for 2 nights and 26 c on the 3rd night. No one cares. Worse, I have no way to prove they actually did it on purpose.

The room was small but functional for our needs.
Very helpful friendly staff.
Excellent location for transport into Edinburgh city centre either by tram, train, bus or walk.
Good location also for eateries in the evening and breakfasts.
Tram down to Leith docks and Airport was very frequent.

Hotel seems to be nice and managed. Staff was nice and polite. Room was really small but that we knew. It was clean, but not perfectly clean. Mess under the bed, dust and few hairs in the bathroom (the usual). Which was really bad was the noise in the room. The room wasn’t isolated very well and you could hear most of the noises, specially when somebody was leaving and hit the door. Window to the room wasn’t in good condition and even when it was closed you felt breeze and cold air. Heating/air condition was set to 19* but it wasn’t really working properly. Next thing were pillows. The have only two pillows. One tough as rock another one bit softer but still tough. So I slept without it. Overal it wasn’t really pleasant stay. I would recommend it. Only nice was the place where it is, close to center and on the bus stop form airport.

I did not like my stay at this hotel. For what it offers, it should be worth at least $75/night. If you are someone who always stays at a 4 or 5 star hotel, DO NOT stay at this place.

Pros:
- convenient, next to a tram and bus
- nearby shops, cafe, restaurant and scotrail
- front waiting area spacious and clean
- staff is attentive and responsive to calls and requests

Cons:
- has 1 working elevator (other one out of order upon my arrival). the working elevator stops at EVERY floor even when nobody presses it. we had to walk the stairs every day.
- shower clogging up (I requested it to be fixed and it was fixed)
- towels are thin
- shower floor scratched up and rough. visible damages to shower walls
- front entrance does not have a ramp for wheelchair accessible or luggages
- one of my cards did not work to enter the room, but it did work for the lights
- you cannot walk around the bed if there is another person with you
- so small you cannot open your luggage

Overall, would not stay here. Spend an extra $200-300 for a 4 star hotel

Pros:

The door would not open all the way because it hit the bed. Room is so tiny but the staff was super helpful. This hotel was walking distance to the royal mile and the castle so worth the puny room size.

They moved us twice times. Once was for the loud
Noise that lasted all night long. Second was the Ac didn’t work had multiple matinees come in to check no luck. And finally to the new room

The rooms need to be cleaned and specially the restroom. Also, there were problems with the plumbing system so maintenance had to be called constantly.

Also, during the middle of the night alarms were off for no reason. Scary to wake up in the middle of the night thinking something is happening.
