The central heating in Room 15 is on maximum permanently, so even with the windows open and a fan it was about 80 degrees! Needs sorting.
The location is highly desirable, and the culinary offerings were quite satisfactory. The building's exterior presents an aesthetically pleasing appearance.

It is challenging to locate available staff, and the reception area appears unattended.
The accommodations appear to be in need of modernization. The bedding quality was unsatisfactory, the kettle was unsanitary, and there was a pervasive presence of cobwebs. Furthermore, the shower facilities, including the showerheads, were unclean and exhibited mold growth.
The menus are significantly outdated. Discrepancies exist between the room service menu and the printed menus in the dining area, with several items being unavailable.
Discrepancies in the communicated closing times. Specifically, the in-room information states 11:00 PM, a staff member indicated 9:00 PM, and the website also presents varied information.
The restaurant's seating, specifically the American-style benches, is incongruous with the building's architectural character and creates an overcrowded environment within the limited space. Similarly, the breakfast area's decor, particularly the black chairs with gold ribbons, does not complement the building's aesthetic. It is recommended that the owner/manager reassess the interior design choices to ensure they align with the building's overall character.
I kindly request that you consider addressing the issues I have brought to your attention, as your building possesses remarkable beauty, and with a modest investment, its potential could be significantly enhanced.

Needs some TLC, a bit tatty.
The breakfast was abundant and nicely cooked, although quite oily. The staff was friendly and accommodated for our late arrival, which was very kind. An overall positive experience considering the low price.
The breakfast room could definitely do with some improving - fake flowers, loud music, terrible lighting. The bed was quite springy and pillows uncomfortable. We tried showering at 11pm but there seemed to be no hot water. The following morning we eventually got hot water, after quite a long wait.
Breakfast, location, the staff, the facilities - everything was great, the only thing was the shower had a lot of black mould in it, and there was a stain on the bedsheets. Fine for a night's stopover

Good location for nearby NT Bodnant garden, beautiful scenery and not far from the coast
breakfast was very good, as was food at tea time, hotel it seems to be unclean with dirty carpets and not everything looked old. Mattresses were dreadful and filthy, very lumpy and pillows were like cardboard
