Not the best
Pros:

The property is located across the street from the Haymarket station. It's near shops and bars

Cons:

The property is listed as a 15 minute stroll from Edinburgh castle. This is complete nonsense!. It's at best, a 30/35 minute walk away.
We only met 1 staff member during our stay. The chap was polite and obliging. Other staff members remained hidden in office when we left our keys, and a shout if " thank you" was really the only form of communication we had with them.
We were assigned a room in the 4th floor of the building. There was no lift at the property, so this was a challenge, particularly for my wife, who has osteoarthritis. We did not request another room, as the staff adjusted our dates due to a last minute change of plan.
The room itself was spacious enough, but in dire need of a bit of redecorating and bathroom / toilet facelift. The bath edges was black moulded, while the toilet had to be constantly "worked" to flush. The main window had to be jammed open with a can, as it wouldn't stay up by itself.
The beds were clean enough and comfortable to sleep on.
The carpet had seen much better days, as did the old style wardrobe.
The ceiling was ok apeeed, but had 2 strips on the way, to falling off.
Across the corridor from our room, was a closet which housed rubbish!
All in all, the property was no more than just ok. If you're looking for somewhere near the city centre, give this a miss. The train station across the street, offered a return tkt to the city centre for £7 . Train journey if around 5 minutes. There's regular buses outside the property, but be prepared for a journey of around 20/25 minutes, due to heavy traffic congestion and a major diversion due to a recent princess st fire.
If you're looking for somewhere just to get the head down and are not too bothered about the decor, then it's location for Murray field is spot on.

Edinburgh itself was enjoyable to visit, but be prepared to put your hands deep in your pockets, as it's very expensive

Pros:

The hotel is quite close to a tram station but you can also walk to Edinburgh city centre in about 20 min. There is no breakfast option but they offer coffee and packaged snacks like muffins or cereal bars to grab and go, that was quite comfy and enough to start in our day.

Cons:

Room cleaned only once during a 4 days stay, only on the 2nd day. No towel change, ... The smell in the hallway was disgusting and smelled like wet dog, though thankfully the room itself didn't smell. For a small city hotel it is perfectly sufficient but the smell in the corridor definitely made us rush into our room. It seems there is a better and a worse wing of the hotel. I guess we just were in the worse one.

I had requested a low room (ground or first floor) on booking in November 2025. On checking in we were given a room on the top floor!! On mentioning that I had requested a low room we were then given one on the 2nd floor.
The bathroom door did not close and we were unable to close the bedroom window.

Aufgrund des Zustands unseres Zimmers leider nicht weiterzuempfehlen.
Pros:

Die Lage des Hotels ist hervorragend. Während unseres fünftägigen Aufenthalts konnten wir fast alle Ziele bequem zu Fuss erreichen, die meisten innerhalb von 15 bis maximal 30 Minuten. Auch das Personal war freundlich und angenehm.

Cons:

Leider hat unser Zimmer unsere Erwartungen nicht erfüllt. Das Fenster war undicht, weshalb es nachts so kalt war, dass wir im Pullover schlafen mussten. Die Badezimmertür liess sich weder richtig schliessen noch abschliessen. Ausserdem kam aus der Duschbrause nur sehr wenig Wasser, wodurch das Haarewaschen fast unmöglich war. Der Boden im Zimmer war uneben und gab nach, was etwas störend war. Zudem musste der Zimmerschlüssel jedes Mal beim Verlassen des Hotels an der Rezeption abgegeben werden. Dadurch war es umständlich, kurz ins Zimmer zurückzukehren, und über diese Regel wurden wir leider erst kurz vor unserem Aufenthalt informiert.

Pros:

The location was great. Super easy to walk into town and excellent tram connection to the airport. We were prepared for the fact that there was not a breakfast option so we were pleasantly surprised with the little goodies available each morning. Staff was also always very kind and available. Very comfy bed and fresh sheets.

Cons:

The hotel is in some need of renovation. I love the history of the place and our room was clean too but there is a lot of peeling paint and little things that make the place look a bit shabby. We love the touches of history but they do need a little bit of love.
