The staff and hotel was nice, as well as the view; however, the smell outweighed the positive.
Pros:

The staff, the amenities, and the location was fantastic. Not to mention the view was absolutely fantastic. The actual room and set up was nice as well. Staff spoke some english which made it easy to communicate. Additionally, a convenience store connected to the hotel is always a plus.

Cons:

Everything was really great with the exception of a horrific smell that smacked us in the face when we walked in the room. It seemed to be coming from the bathroom, which made me question the cleanliness of the hotel, despite everything looking clean. The smell was truly so bad, maybe like stale water or mold, I considered asking for a different room. But we were only there to sleep for two nights. It made me a bit upset though, considering the price we paid. Perhaps this issue was unique to our room and we were unlucky because everything else was great.

Good location, room is ok, breakfast is ok
Pros:

Excellent location, you can walk to Goryokaku Tower. A lot a restaurants around the hotel. Tram station just cross the street

Cons:

I accidentally booked a smoking room. I have to pay extra 10,000 JYD for non smoking room

Pros:

市電の停留所前で、大変便利だった。

Nice spacious room with view of Goryokaku tower and park, nice bathroom and fully automatic toilet
Pros:

Very spacious room (by Japanese standards), with a beautiful view of Goryokaku tower and park. Family mart in the building very convenient. Walking distance to Goryokaku park and tower during the Sakura. Fully automated toilet and nice bathroom.

Cons:

A bit far from the main Hakodate station and Shinkansen station. Not much nearby apart from Goryokaku park and tower but we came for the cherry blossoms, that was the main reason for picking it. A bit on the pricey side (300 CAD for one night!).
