Avoid at All Costs – A Nightmare Experience at Atitlan Oasis Eco Hotel & Spa Kaapul

I booked a stay at Atitlan Oasis Eco Hotel & Spa Kaapul for December 30th to January 1st, expecting a relaxing and memorable New Year’s celebration. The hotel was listed as available across multiple booking platforms, and I reserved their “Design Room,” anticipating a great experience. However, what followed was an absolute nightmare.

At 2:00 a.m. on our check-in day, the hotel contacted me via WhatsApp to inform me they were canceling our reservation. Yes, you read that right—2:00 in the morning. Thankfully, I was awake to see the message. I immediately told them this was unacceptable and explained the impossibility of finding alternate accommodations during peak New Year’s season. Instead of offering any solutions, they coldly responded with, “Sorry, I can’t do anything. Please don’t come to the hotel because there won’t be a room for you. Ask Expedia for a refund.”

I was in complete shock. Their lack of responsibility or care was appalling. I asked the hotel to help find alternative accommodations since they were canceling at the last minute, but they simply refused, claiming it wasn’t their problem. So there I was, at 3 a.m., scrambling to contact Expedia, on hold for hours, trying to get my refund and find another hotel in the middle of peak season—all because this hotel failed to honor its

Quaint, quiet, comfortable stay

José and Alexis’ service was impeccable from the start to the finish of my stay. All of the comforts you could ask for at an eco-conscious establishment are here- you’re asked to get in touch with, and respect, nature. Two wonderful pups, Gina and Gucci, roam the property but can be contained if you’re not a cute pup person (but who isn’t?) Obviously, this hotel is pet friendly. Only accessible by a lancha (boat), you’ll achieve the peace and quiet you’ve been craving, and wake up/fall asleep to the sounds of Lago Atitlán. Private swimming area, nice bar/restaurant area with gorgeous views. The most important thing about this hotel is that it’s blessed by the Maya of the region, maintaining the sacred nature of the lake and respecting its natives. I was honored to be shown, by José, the Mayan altar that sits at the top of the hotel.

From the moment we arrived; we enjoyed every second there. The hotel is on a private property so the only ones at the hotel are the employees and the guest so we felt safe. The hotel is so beautiful; they really keep the concept of the Oasis by not having wifi and tv so the guest can literally just enjoy the view; the sound of all the birds; and just relax without the distractions of technology.

The food… omg it was AMAZING. We tried every single option on the menu and we were blown away. Everything was delicious including the hot chocolates. If you let Alexis do her thing; you won’t be disappointed cause she knows what she is doing with the food and drinks.

Jose; one of the employee there is the man! He took care of us from the moment we landed until we left. Very kind man; he answered all of our questions about Guatemala Culture and always made sure we felt at home.

Overall we loved it here and definitely will be coming back. We enjoyed it; from meeting the hotel pets; from getting to know the employees to just enjoying the oasis; we loved it.

Hotel is a unique experience but only if you’re looking for something very remote and quiet. They seem to intentionally not advertise the fact that the hotel is only accessible by boat, has no wifi, and costs a lot of money to take the boat to get anywhere else. If they properly advertise these things, then they will get the right audience. Instead most guests seemed upset by this.

Onsite breakfast is local and decent, but the rest of the food options are not good.

pros: nice views. nice staff. nice rooms. staff was flexible to let us stay next day since we missed our check in the first day due to confusion with directions. ok for one night but otherwise not much to do since you are basically stuck on a side of a cliff. the hotels boat will take you to the next town for free. but it will cost $60 to get to the main town (Pana).

cons: can only get to by boat. address in another town was confusing and directions not clear. FOOD, very limited pizza/pasta/burger options at 1st world prices. bathroom for the basic room was outside and up a flight of steps. can hear the water splashing all night. the curtains on the windows were sheer and the staff kept passing back and forth (little privacy).
a lot of miscommunication with the manager. we asked for temazcal and nowhere did it say that it costs to use it but we were charged for it. the place didn't seem very organized but it's definitely a cool place to experience.
we much preferred hotel Buenaventura near pana.

Breath taking location and views! We had the staff all to ourselves and it was just perfect! This is a must for anyone visiting lake Atitlán! The chef Antonio is very gifted and serves meals that have a special touch you won’t find anywhere else! A little piece of heaven in Guatemala!

The property is very secluded, the only access is by boat. The hosts were most unhelpful in getting any information about public boat access, because they wanted to sell private, expensive boat rides. There are many unique villages around lake Atitlian, so good and unrestricted access is essential. Alexis would not come and talk to us, everything was communicated with her on WhatsApp. The hosts have very limited knowledge about the area and culture. The property is not a hotel and spa as advertised, at best it’s a few rustic cabinas with limited hot water (and you need hot water because it’s very cold at night) and electricity. There is a bar and a restaurant on the property if you choose not to leave. The local lady that made us breakfast each morning was a sweetheart and very helpful. It’s too bad that the hostess was most unhelpful person there. We still managed to have a good time, we used public transportation boat at a fraction of a cost, although restricted by timing of the first and last boat. If you have a rented car, the towns around the lake are accessible by road. Parking at a local restaurant in a town closest to the property costs 50Q only per day. Do yourself a favour, stay in one of the towns and be free to explore the vibrant culture.

A Serene Wonder

An absolutely magical place situated right above the lake with incredible views of the breathtaking scenery of Lake Atitlan. Every need is curated with the utmost care. The staff were helpful, courteous and responsive. The food, while limited in choices, is marvelous. The stairs are steep and the altitude is high, so I would only recommend for a certain fitness level unless you are staying in one of the suites closest to the water. And also, be aware that in the winter with low sun, the resort receives direct sunshine only for a short period in winter. Notwithstanding, I cannot wait to go back and experience the beautiful magic serenity of this place.

It was a nice place to stay . Beautiful view and the staff was excellent. Is not a good place for people with bad joints , because of the steps to some rooms. But if you have a healthy knee this place is beautiful.
