Pros:

The size of the room was fine and it was nice that the bathroom had a bath. The location is nice and quiet.

Cons:

The room was tired and not very clean. The cold tap needed a new washer and ran constantly. The mattress and pillows are very poor quality. The hotel emailed me to confirm they could honour my request for a 2pm check-in, but then forgot. Everything was locked up when I arrived and I wasn't given access to the room until 3pm. Having travelled a long way in a heat wave, this was quite upsetting. These factors left me feeling the room is over priced for what it offers and that there are much better options in Wokingham within a similar price range.

Pros:

The bed was comfortable. The room was clean and what little contact with the staff was polite and friendly.

Cons:

My stay was during a very hot period, however, the room was excessively hot. Hotter than the external temperature resulting in a very poor night's sleep.
The room desperately needed airing.
The cold water tap in the bathroom sink did not function so I had to clean my teeth in the bath.
The fridge in the room had not been emptied, containing food from a previous guest.
I would have made these comments directly to the owners but no one was around at 10am on Sunday morning when I left.

Fine for a night, not longer
Pros:

Large rooms. Pretty location and the housing was opposite the pub. Very powerful shower. Including toiletries was good and some tea and coffee. Easy taxi to the station (the walk was 28 minutes). Super easy parking!

Cons:

Breakfast is extra and they only do it Saturday and Sunday if enough rooms are booked. Tv remote didn’t work. The fan wasn’t strong at all which for 30 degrees was difficult! PLEASE change the fans :)
Kettle won’t fit under the taps in the sink so had to use the bath. Lots of mould, damp and peeling plaster in the bathroom. Glass mirror in bedroom has a crack down the bottom. Bedside ‘individual’ switches as spoken about in a previous review are not individual…they turn on both side lamps, and light by the door (frustrating). No plugs on one side of the bed so had to charge next to the tv. Bed is horrendously soft and springy.

We paid a fair price but you would expect certain things to be working or done within the room
Pros:

Not much as Our tv had hardly any channels and the tap in the bathroom was constantly running

Cons:

The general appearance of the rooms and certain things broken see the question above
The staff were rude and our room wasn't cleaned after our first night

Homely and relaxing
Pros:

Full English breakfast is gorgeous. Great location, easy hop into town or the local parks or fast nearby train to Heathrow or central London.

Cons:

Sometimes the bar closes really early.

Great stay
Pros:

Good size room that was clean and comfortable. Next door to the pub which served great Thai food. Staff were very welcoming and helpful. Bed was comfy and the location was lovely and quiet. Great shower. Would definitely stay again.

Cons:

Minor point but tv remote wasn’t working. Also the pillows were a bit hard for me but that is personal taste (I like mine very soft!)

Basic accommodation in a good location.
Pros:

The room was a decent size, the bed comfortable and most importantly, I had 2 fans, a Godsend in this heatwave. The location was quiet and I was grateful for the fridge in the room.

Cons:

There was no cold water coming from the tap in the bathroom and there didn't seem to be a breakfast option, even through it was advertised on the front of the pub. Food could have been better.
